<br />Resolution No. PC-98-38 <br />Page 9 <br /> <br />25. Prior to recordation of any parcel map for the proposed three lot subdivision, the <br />property-owner/developer shall either submit to the City Engineer the necessary fee for <br />the required joint trench improvements and undergrounding of utility lines along the <br />Kottinger Drive frontage. Said funds shall cover improvements as deemed necessary by <br />the City Engineer. <br /> <br />Landscaping and Tree Preservation <br /> <br />26. A final landscape plan and irrigation plan shall be submitted to and approved by Planning <br />Director as part of the building permit plan set prior to issuance of an on-site permit. <br />Said landscape plan shall be consistent with the approved landscape plan plus any <br />conditions of approval, and shall be detailed in terms of species, location, size, quantities, <br />and spacing. Said landscape plan shall include that at least four of the total fourteen trees <br />shall be installed in a 24-inch box size. One tree and additional shrubbery shall be added <br />in front of the home on Parcel 3 to improve privacy. <br /> <br />27. All trees used in landscaping be a minimum of 15 gallons in size and all shrubs a <br />minimum of 5 gallons, unless otherwise shown on the approved landscape plan, or unless <br />otherwise required as a condition of approval. <br /> <br />28. The developer shall provide root control barriers and four inch perforated pipes for street <br />trees and trees in planting areas less than ten feet in width, as determined necessary by the <br />Planning Director at the time of review of the final landscape plans. <br /> <br />29. The developer shall enter into an agreement with the City, approved by the City Attorney, <br />which guarantees that all landscaping and open space areas included in this project will <br />be maintained at all times in a manner consistent with the approved landscape plan for <br />this development. Said agreement shall run with the land for the duration of the existence <br />of the structures located on the subject property. <br /> <br />30. The fence along First Street shall be seven feet high, with one foot of lattice. <br /> <br />General Planning Conditions <br /> <br />31. The height of the structures shall be surveyed and verified as being in conformance with <br />the approved building height as shown in Exhibit "A", or as otherwise conditioned. Said <br />verification is the applicant's responsibility, shall be performed by a licensed land <br />surveyor or civil engineer, and shall be completed and provided to the Planning Director <br />before the first framing or structural inspection by the Building Department. <br />
