<br />Resolution No. PC-98-38 <br />Page 3 <br /> <br />Erosion control and dust suppression measures will be documented in the <br />final map and will be administered by the City's Building and Public <br />Works Departments. The property is not located in the Alquist-Priolo <br />Study Zone. According to the United States Department of Housing and <br />Urban Development Flood Hazard maps, no portion of the site is located <br />in a flood hazard zone. <br /> <br />5. Streets and buildings have been designed and located to complement the <br />natural terrain and landscape. <br /> <br />The subject property is an in-fill site adjacent to existing older and newer <br />residential units. The shared driveway of Parcels 2 and 3 is wide enough <br />to accommodate the few number of cars and trips expected from this type <br />of residential development. Conditions prohibiting parking in the <br />driveway (except the designated parking spaces) through easements and <br />CC&Rs, will help to ensure that the driveway is available for use at all <br />times by all parties. All homes would be accessible to emergency service <br />vehicles, which could park off-street if necessary. The applicant has <br />indicated on the plans the dedication and street widening improvements <br />necessary to construct a sidewalk along Kottinger Drive, provide a <br />right-turn lane from Kottinger Drive onto First Street, and create a bus <br />turn-out and shelter along First Street. <br /> <br />6. Adequate public safety measures have been incorporated into the design of <br />the plan. <br /> <br />All the necessary public safety measures have been incorporated into the <br />design of the plan. The plan conforms to the purposes ofthe PUD District. <br /> <br />The proposed PUD rezoning and development plan conforms to the <br />purposes of the PUD district. Another is to provide a <br />mechanism whereby the City can designate parcels and areas requiring <br />special consideration regarding the manner in which development occurs. <br />
