<br />Resolution No. PC-98-36 <br />Page 4 <br /> <br />8. The applicants shall comply with the recommendations of the tree report prepared by <br />HortScience dated "Received" April 10, 1998. No tree trimming or pruning other than <br />that specified in the tree report shall occur. The applicants shall arrange for the <br />horticultural consultant to conduct a field inspection prior to issuance of grading permits <br />to ensure that all recommendations have been properly implemented. The consultant <br />shall certify in writing that such recommendations have been followed. <br /> <br />No trees shall be removed other than those specifically designated for removal on the <br />approved plans or tree report. The applicants shall post cash, letter of credit, or other <br />security satisfactory to the Planning Director in the amount of $5,000 for each tree <br />required to be preserved, up to a maximum of $25,000. This cash bond or security shall <br />be retained for one year following acceptance of public improvements or completion of <br />construction, whichever is later, and shall be forfeited if the trees are destroyed or <br />substantially damaged. <br /> <br />9. The proposed fencing along the western property line shall be adjusted to eliminate the <br />jogs around the existing trees which are to be removed. A final fencing plan shall be <br />submitted to and approved by the Planning Director as part of the building permit plan set <br />prior to issuance of an on-site permit. <br /> <br />10. The applicants shall modify the rear landscape plan to include a usable rear yard for use <br />by the apartment. The final rear yard landscape plan shall be submitted to and approved <br />by the Planning Director as part of the building permit plan set prior to issuance of an <br />on-site permit. <br /> <br />11. The applicants shall provide separate automatic irrigation systems for the on-site <br />landscaping. <br /> <br />12. A final landscape plan and irrigation plan shall be submitted to and approved by the <br />Planning Director as part of the building permit plan set prior to issuance of an on-site <br />permit. Said landscape plan shall be consistent with the approved landscape plan plus <br />any conditions of approval and shall be detailed in terms of species, location, size, <br />quantities, and spacing. The final landscape plans shall meet the requirements of the <br />California State Model Water Efficient Landscape Ordinance in effect at the time of <br />issuance of a building permit for the site. <br /> <br />13. The landscape plan shall be modified to eliminate the lawn areas in front of the office <br />building and to replace it with groundcover and bark. Said modification shall be shown <br />on the plans submitted for building permits and shall be subject to review and approval <br />by the Planning Director prior to issuance of building permits. <br /> <br />14. All trees used in landscaping shall be a minimum of 15 gallons in size and all shrubs shall <br />be a minimum of 5 gallons, unless otherwise indicated on the approved landscape plan. <br />
