<br />Resolution No. PC-98-36 <br />Page 5 <br /> <br />15. The applicants shall enter into an in-lieu parking agreement for one parking space in <br />accordance with the Municipal Code provisions to provide the Code-required parking <br />spaces for this project. Said agreement shall be approved by the City Council prior to <br />issuance of a building permit for the project. If approved by the City Council, the <br />agreement may provide for a deferred payment of the in-lieu fee until such time as a <br />public parking lot is constructed in the vicinity ofthe project site. <br /> <br />16. The applicants shall work with staff as necessary to investigate and implement time limits <br />for on-street parking on Spring Street. The applicants shall provide all necessary signing <br />and curb painting as required by the Traffic Engineer. <br /> <br />17. The applicants shall install metal trellises painted forest green (to match the building trim <br />color) on the eastern office building elevation instead of the wood trellises. In addition, <br />the trellises shall be reduced in size to measure approximately 6 ft. wide by 6 ft. tall. Said <br />modifications shall be shown on the plans submitted for issuance of building permits and <br />shall be subject to review and approval by the Planning Director and Director of Building <br />Inspection prior to issuance of building permits. <br /> <br />18. Approved building colors shall be stated on the plans submitted for issuance of building <br />permits. <br /> <br />19. The applicants shall effectively screen from view all ducts, meters, air conditioning <br />equipment, and any other mechanical equipment, whether on the structure, on the ground, <br />or on the roof, with materials architecturally compatible with the main structure. <br />Screening details shall be shown on the plans submitted for issuance of building permits, <br />the adequacy of which shall be determined by the Planning Director. All required <br />screening shall be provided prior to occupancy. <br /> <br />20. All mechanical equipment shall be constructed and maintained in such a manner that <br />noise emanating from it will not be perceptible beyond the property plane of the subject <br />property in a normal environment for that zoning district. <br /> <br />21. The applicants shall submit a final lighting plan for the building and the site for the <br />review and approval of the Planning Director prior to issuance of building permits. <br />Lighting shall be directed away from adjacent residences. <br /> <br />22. Trash containers shall be stored within the enclosure or garage storage areas at all times, <br />except when being unloaded. <br /> <br />23. If signing for the office building is desired, a comprehensive signing program shall be <br />submitted to the Planning Director for consideration under separate application. <br />
