<br />18. The project's central east/west collector street (Dennis Drive) shall be thirty-two <br />feet (32' 0") rneasured from face-of-curb to face-of-curb. This change shall be <br />shown on the tentative subdivision map for review and approval by the Planning <br />Commission. <br /> <br />19. The applicant shall work with staff to reduce the area of the building plans by ap- <br />proximately fifty (50) to one hundred (100) sq. ft. This change shall be shown on <br />the final building plans for review and approval by the Planning Director before is- <br />suance of a building permit. <br /> <br />Tentative/Final Subdivision Map Requirements: <br /> <br />20. Any proposed phasing of this development shall be depicted on the tentative tract <br />map and shall include narrative explaining the proposed phasing. Unless a phasing <br />plan for improvements is approved by the Planning Director, the project developer <br />shall complete all of the on-site improvements at one time (including all improve- <br />ments around future building pads). All remaining pad areas shall be seeded and <br />kept in a neat and weed-free manner at all times. <br /> <br />21. There shall be no driveway access to Stoneridge Drive. With recordation of the fi- <br />nal map, the project developer shall abandon all access rights to the Stoneridge <br />Drive right-of-way. <br /> <br />22. The project developer's geotechnical engineer shall demonstrate, to the satisfaction <br />of the City Engineer, that there is sufficient setback from the Kaiser Quarry along <br />the south side of the project. The project developer shall be responsible for a third <br />party peer review by the City-selected geotechnical engineer to review the find- <br />mgs. <br /> <br />23. The project developer shall reserve a portion of the site located along the entire <br />north side of the site direct adjoining the LA VWMA easement property, for the <br />possible extension of Stone ridge Drive easterly across the Kaiser property, with an <br />open offer of dedication. If no decision is made by the City within two (2) years of <br />the recordation of the first final map to subdivide this site, then the project devel- <br />oper would be able to develop this portion of the site as shown on the development <br />plan. If phased, this area of the development plan shall be the last final map re- <br />corded and the last construction phase.
