<br />a. The property owners' association shall be responsible for the maintenance of <br />all private front-yard landscaping, all public landscaping located between the <br />soundwall and street-curb facing Stoneridge Drive, and all landscaping lo- <br />cated in the planting strip between the street-curb and sidewalk on interior <br />public streets. <br /> <br />b. The property owners' association shall be responsible for the maintenance of <br />all private utilities and common areas and facilities on the site. <br /> <br />c. The CC&R's shall prohibit the parking of boats, campers, and trailers on site. <br /> <br />d. The CC&R's shall give authority to the homeowners' association to enforce <br />the requirement that private garages be made available for parking. <br /> <br />e. Trash and refuse cans shall be stored in the unit's garage or private side/rear <br />yard except when brought outside for collection. <br /> <br />The City shall be granted the rights and remedies of the association, but not the ob- <br />ligation, to enforce the rnaintenance responsibilities of the property owners' asso- <br />ciati on. <br /> <br />14. The project developer shall extend the public street along the south side of the pro- <br />ject facing site, facing the Kaiser quarry, as a continuous public street along the <br />entire south side of the site. This change shall be shown on the tentative subdivi- <br />sion map for review and approval by the Planning Comrnission. <br /> <br />15. The project developer shall construct a six-foot (6' 0") tall masonry wall along the <br />south side of the LA VWMA easement and an eight-foot (8' 0") tall masonry wall <br />along the east side of the project site unless otherwise required by the Planning Di- <br />rector. The design of the wall shall be finalized prior to the PI arming Commis- <br />sion's action of the tentative subdivision map. <br /> <br />16. All sideyards shall be four feet (4' 0") in width. This change shall be shown on the <br />tentative subdivision map for review and approval by the Plarming Commission. <br /> <br />17. The applicant shall work with staff to revise the Plan Four master bathroom win- <br />dow such that it is a high-mounted window, a window with obscured glass, or <br />elirninated. This change shall be shown on the final building plans for review and <br />approval by the Planning Director before issuance of a building permit. <br /> <br />Exhibit "B".
