<br />incurred as specified by the Stoneridge Drive Specific Plan, and shall not be enti- <br />tles to any further reimbursements or payments for any reason. <br /> <br />Building and Site Design Requirements: <br /> <br />24. The project developer shall provide automatic opening sectional roll-up garage <br />doors throughout the project. <br /> <br />25. The project developer shall post address numerals on the building so as to be <br />plainly visible from all adjoining streets during both daylight and night time hours. <br /> <br />26. The project developer shall effectively screen from view all meters and air condi- <br />tioning equipment. Screening details shall be shown on the plans submitted for is- <br />suance of building permits, the adequacy of which shall be determined by the <br />Planning Director. All required screening shall be provided prior to occupancy. <br /> <br />27. The approved building materials and colors shall be stated on the plans submitted <br />for issuance of building permits. <br /> <br />Landscaping and Irrigation System Design and Operation: <br /> <br />28. The project developer shall enter into an agreement with the City, approved by the <br />City Attorney, which guarantees that all front-yard landscaping and open space ar- <br />eas included in this project will be maintained at all times in a manner consistent <br />with the approved landscape plan for this development. Said agreement shall run <br />with the land for the duration of the existence of the structures located on the sub- <br />j ect property. <br /> <br />29. A final landscape plan and irrigation plan shall be submitted to and approved by <br />Planning Director as part of the building permit plan set prior to issuance of an on- <br />site permit. Said landscape plan shall be consistent with the approved landscape <br />plan plus any conditions of approval, and shall be detailed in terms of species, lo- <br />cation, size, quantities, and spacing. <br /> <br />30.
