<br />trees, and all common infrastructure improvements shown on the approved devel- <br />opment plan or otherwise required as part of this development. The project devel- <br />oper shall provide an itemized cost estimate of said irnprovements, to be submitted <br />with the bond, for the review and approval the Planning Director prior to issuance <br />of building permits. The bond shall be returned to the project developer upon ac- <br />ceptance of said improvements by the Planning Director. <br /> <br />11. The project developer shall disclose on the purchase-agreement the following <br />iterns to prospective home purchasers of this development: <br /> <br />a. The location of the Livermore Airport, aircraft operational levels, and pro- <br />jected noise levels. <br /> <br />b. The planned extension of Stoneridge Drive to El Charro Drive either across <br />the Arroyo Mocho or along the south side of the Arroyo Mocho. <br /> <br />c. The probable future use of the Kaiser Sand and Gravel quarry as a regional <br />recreation area similar to Shadow Cliffs, that the existing berm/mound sepa- <br />rating the project site frorn the quarry may be removed, and that a pedestrian! <br />bicycle/equestrian trail may be installed in the area located between this site <br />and the quarry property. <br /> <br />d. The existence of the Kaiser Quarry. <br /> <br />The disclosure shall be submitted to the City Attorney for review and approval be- <br />fore issuance of building permits. <br /> <br />12. All building construction shall incorporate the noise mitigation measures described <br />in the report: "Airport Noise Report for Stoneridge Place Residential Develop- <br />ment, Pleasanton, CA", CSA Project No. 98-063, dated April 13, 1998, prepared <br />by Charles M. Associates, Inc. Said construction measures shall be shown on the <br />construction plans for review and approval by the Planning Director and by the Di- <br />rector of Building Inspection before issuance of building permits. <br /> <br />13. The project developer shall record Conditions, Covenants, and Restrictions <br />(CC&R's) at the time of recordation of the final map which shall create a property <br />owners' association for the development. The CC&R's shall be subject to the re- <br />view and approval of the City Attorney prior to recordation of the final map.
