<br />Resolution No. PC-98-21 <br />Page 9 <br /> <br />required to plant four 36" box size trees along the lot's western side <br />in an area determined by the City which would best provide such a <br />backdrop. <br /> <br />d) Each lot would be required to provide three on-site parking spaces <br />for use by guests of the residence. Tandem parking spaces will be <br />deemed acceptable for this purpose. <br /> <br />e) The side yard setback shall be a minimum of25 feet, for the first tier <br />of lots along Foothill Road. <br /> <br />14. The design of the custom homes on the proposed lots shall be submitted for the <br />design review approval by the Planning Director. The architectural and landscape <br />design shall adhere to the project's design guidelines and those of the West <br />Foothill Road Corridor Overlay District. <br /> <br />15. The proposed grading for the custom homes shall be submitted for the review and <br />approval of the Planning Director as part of the design review process for each of <br />the custom homes. The grading shall be reviewed to ensure that it complements <br />the natural terrain and enhances the rural character of the area; the objective is to <br />limit grading to the minimum required to achieve proper drainage. The homes on <br />Lots I, 2, and 3 shall utilize a split pad foundation to conform to the natural slope <br />of these lots. Additionally, the grading shall be completed in such a manner to <br />ensure the preservation of the site's existing trees. A final grading and drainage <br />plan for each custom home prepared by a licensed civil engineer depicting all final <br />grades and on-site drainage control measures, including concrete-lined V-ditches, <br />to protect all cut and fill slopes from surface water overflow. This plan shall be <br />subject to the review and approval of the City Engineer and/or the Director of <br />Building Inspection prior to the issuance of any building permits. <br /> <br />16. A proposed landscaping plan for the entire yard of each of the custom homes shall <br />be submitted for the review and approval of the Planning Director as part of the <br />design review process. Said landscape plan shall be detailed in terms of species, <br />location, size, quantities, and spacing. Only native and/or indigenous plant species <br />shall be used in all areas outside the building envelope, while exotic materials may <br />be used only within the envelope area All trees used in landscaping be a <br />minimum of 15 gallons in size and all shrubs a minimum of 5 gallons, unless <br />approved otherwise. The landscape plan shall be consistent with the wildlands fire <br />rnanagement plan required for each lot. <br />
