<br />Resolution No. PC-98-21 <br />Page 10 <br /> <br />17. A detail of the open fencing to be used on all the custom lots shall be submitted for <br />the review and approval of the Planning Director prior to the approval of the <br />tentative map. The design of this open fencing shall be a welded wife (hogwife) <br />and wood frame style similar to that used in other residential developments located <br />on the west side of Foothill Road. The location of both open and solid fencing on <br />each of the custom lots shall be submitted as part of the design review process for <br />each ofthe custom homes. <br /> <br />18. The development plan shall be revised to show that natural grades will remain on <br />Lot 3, rather than creating a flat pad area. This lot shall not be graded as part of <br />the subdivision improvements fOf the project, and instead, the final grading of this <br />lot shall be determined at the time of design review approval for the custom home <br />on this lot, consistent with the requirements stated in Condition #15.. <br /> <br />19. The applicant shall comply with the recommendations of the tree report prepared <br />by Hortscience dated "Received" Septembef 1990. No trees shall be removed <br />other than those deemed necessary by the Planning Director for the completion of <br />the geotechnical improvements required in the area of Lots 4, 5, and 6. A plan <br />showing the extent of this geotechnical work and the trees which will need to be <br />removed to complete the repair shall be submitted for the review and approval by <br />the Planning Difectof prior to the City Council approval of the final map. The <br />applicant shall post cash, letter of credit, or other security satisfactory to the <br />Planning Difectof in the amount of $5,000 for each heritage tree required to be <br />preserved, up to a maximum of $25,000. This cash bond or security shall be <br />retained for one year following acceptance of public improvernents or completion <br />of construction, whichever is later, and shall be forfeited if the trees are destroyed <br />or substantially damaged. No tree trimming or pruning other than that specified in <br />the tree feport shall occur. Subsequent tree reports may be required, at the <br />discfetion of the Planning Director, for any of the trees on this site as part of the <br />design review process for the individual custom homes. Protective chain link or <br />nylon fencing shall be installed around the existing trees to be saved during all <br />construction activities. In addition, the following tree preservation methods shall <br />be followed: <br /> <br />a.) No oil, gasoline, chemicals, or other harmful materials shall be deposited or <br />disposed within the drip line of the trees. <br /> <br />b.) No signs, wires, Of fopes shall be attached to the trees. <br />
