A <br />bond, cash, or other security acceptable to the City Attorney for these landscaping <br />maintenance costs for three years shall be submitted to the City prior to the City <br />Council approval of the final map and shall not be released until three years after <br />the date the subdivision improvements are accepted by the City or these areas are <br />turned over for maintenance by the homeowners living on the lots on which the <br />landscaping is located. A deed restriction shall be recorded for Lots 3, 4, and 6 <br />requiring that the abovementioned landscaping on each of these lots be maintained <br />in perpetuity by the respective lot owners. The landscaping materials shall be <br />maintained in their natural form with routine rnaintenance, such as weed <br />abatement, removal of debris, etc., performed to address fire protection and other <br />public safety issues. <br /> <br />12. The developer shall be responsible for relocating the existing gate to the Fuller <br />property to the area shown on the plans. The final details of the design and <br />location of this gate shall be provided for the review and approval of the Planning <br />Director prior to the City Council approval of the final map. <br /> <br />13. The project's design guidelines shall be modified to reflect the following <br />modifications to the site development standards for these lots. A copy of these <br />revised design guidelines shall be presented to each perspective purchaser of the <br />lots and a restrictive covenant disclosing the applicability of design guidelines for <br />the property shall be recorded with the deed to the property at the time of close of <br />escrow. <br /> <br />a) The exterior elevations of the custom homes shall be a dark <br />earthtone color, consistent with the hillside setting of the <br />development. <br /> <br />b) The driveway locations to the custom home lots shall be <br />substantially similar to the locations shown on the development plan <br />(indicated by either an arrow or an actual driveway). <br /> <br />c) Cross-sections showing the line-of-sight from both north- and <br />south-bound Foothill Road through the individual custom home site <br />shall be prepared as part of the design review process for each <br />custom home. The purpose of these cross-sections is to ascertain <br />whether the proposed home has a natural backdrop or whether one <br />needs to be provided as part of the custom home's landscape plan. If <br />it is shown that a backdrop is needed, the homeowner shall be <br />
