<br />Resolution No. PC-98-2l <br />Page 7 <br />City's Reviewing geologist, is provided by the applicant prior to the City Council <br />approval of the final map certifying that the old fill in the area of Lots 4, 5, and 6 <br />was properly compacted, keyed, and benched, one of the following two <br />alternatives must be completed. Either the area ofthe old fill shall be removed <br />and fe-engineered to specifications approved by the City Engineer and the City's <br />Reviewing Geologist, or all structures constructed on this fill shall be supported by <br />piefs penetrating below the colluvium layef to a level approved by the City <br />Engineef and City's Reviewing Geologist. The developer shall be responsible for <br />the cost of the review pefformed by the City's Reviewing Geologist in determining <br />which alternative would be in the best interest of the public's health and safety. <br /> <br />7. No habitable structures shall be constructed within the area designated on the plan <br />as the 50 ft. setback from the fault zone. <br /> <br />8. The 0.4 acre remainder parcel shown on the western side of the project site, <br />located between Lot I and the existing Yee driveway, shall be granted to the Yees <br />at the time of City Council approval of the final map. This change shall be shown <br />on the tentative map and final maps. <br /> <br />9. A detail of the street lighting fixture shall be submitted fOf the review and approval <br />by the Planning Director and City Engineer prior to the City Council approval of <br />the final map. <br /> <br />10. A sample of the proposed retaining wall material shall be submitted fOf the review <br />and approval of the Planning Director prior to the City Council approval of the <br />final map. These walls shall be constructed utilizing a keystone retaining wall <br />system with a sculpted rock texture block with an earthtone color. Calculations <br />signed by a fegistered civil engineer shall accompany the wall plans. <br /> <br />11. A landscape plan fOf the slopebank area easterly and northerly of the private <br />driveway in front of Lots 5 and 6 shall be submitted for the review and appfoval of <br />the Planning Director prior to the approval of the tentative map. This landscaping <br />shall encompass the area bounded by Equus Court to the south, the existing tfee <br />line along the creek to the north, the private driveway to Lot 6 and the Fuller <br />property to the west, and the edge of Foothill Road to the east. This landscape <br />plan shall consist of native and/or indigenous plant species in an informal design. <br />This slopebank landscape area shall be maintained by the owner of Lot 6. The <br />Foothill Road landscaping on the south side of the Equus Court shall be <br />rnaintained by the owners on which the landscaping is located, Lots 3 and 4. Both <br />this planting area and that shown along the project's Foothill Road frontage shall <br />
