Developrnent shall be substantially as shown on the development plan, landscape <br />plan, Foothill Road improvement plan, design guidelines, and related materials, <br />Exhibit "A", dated "Received" March 16, 1998, on file with the Planning <br />Department, except as modified by the following conditions. Minor changes to the <br />plans may be allowed subject to the approval of the Planning Director if found to <br />be in substantial conformance to the approved exhibits. <br /> <br />2. The applicant shall obtain all building and other applicable City permits for the <br />project prior to the commencement of construction. <br /> <br />3. The permitted and conditional uses of the property shall be those of the City's R-1 <br />(Single-family Residential) zoning district. <br /> <br />4. Except as modified in the project's design guidelines, any future building <br />additions, accessory structures, etc. proposed for the custom home lot shall adhere <br />to the requirements of the R-1-40,OOO zoning district. Any plans for these <br />proposed structures shall be submitted for the review and approval by the Planning <br />Director for determination that these proposed structures or changes are consistent <br />with the West Foothill Road Corridor Overlay District ordinance and design <br />guidelines. <br /> <br />5. This PUD development plan approval shall lapse and shall become void 2 years <br />from the date of approval unless a final map has been approved and recorded for <br />the modified configuration of these six lots. <br /> <br />6. The developer shall adhere to all of the recommendations ofthe Detailed <br />Geotechnical Investigation on Equus Heights prepared by Terrasearch, Inc., dated <br />February 1990 and the Geotechnical Review prepared by William Cotton and <br />Associates, dated September 1990, and all other pertinent geologic and <br />geotechnical studies prepared for this site on file with the Planning Department.
