<br />Resolution No. PC-98-14 <br />Page 7 <br /> <br />12. The uses of the property shall be the permitted uses of the City's A (Agricultural) District <br />and the conditional uses of the City's R-l (Single-family Residential) District. <br /> <br />Custom Home Desie:n <br /> <br />13. The design of the custom homes on the proposed lots shall be submitted for the review <br />and approval of the Planning Director. The architectural design shall adhere to the <br />project's "Building, Site, and Landscape Design Guidelines" (except as modified above) <br />and the reconunendations of the North Sycamore Specific Plan. <br /> <br />14. Parcels "1 ", "2", and "3" shall conform to the requirements and site development <br />standards of the Agricultural zoning district, except as modified below. The project's <br />"Building, Site, and Landscape Design Guidelines" shall be modified as necessary to <br />reflect these modifications to the site development standards for the lots. The applicants <br />shall amend the project's design guidelines to reflect the following changes prior to the <br />recordation of the final map. These design guidelines shall be disclosed to all potential <br />buyers and a copy of the guidelines shall be given to lot buyers at the time of the signing <br />of the purchase agreement. <br /> <br />a) The specific house siting and yard orientations (front, sides, and rear) shall be <br />determined at the time of design review approval for each of the custom homes <br />and shall take into account its relationship with the surrounding homes. The <br />home on Parcel "1" shall generally front onto Sycamore Road, while the home on <br />Parcel "3" shall front onto the new East-West Collector road. In the event that the <br />existing home on Parcel "2" is replaced, the new home shall have generally the <br />same orientation as the existing. <br /> <br />b) The maximum floor area ratio (FAR) for the homes on these three parcels shall be <br />25%. Any garage area over 600 sq. ft. shall be included in the calculation of total <br />FAR for the dwelling. <br /> <br />c) The height of the proposed homes shall be a maximum of30 ft. as measured from <br />the highest point of the structure to the lowest grade the house intersects. <br /> <br />d) The fence and Class II accessory structure rear yard setbacks for Parcels" I " and <br />"2" shall be 25 ft. from the centerline of the creekbed. <br /> <br />e) The design of the proposed homes shall be informal and rural in character. <br />Formal architectural design styles shall not be permitted. <br /> <br />f) If stucco is used on the exterior of the building, stone, wood, or another <br />acceptable accent material shall be used on all four building elevations. <br />
