The proposed grading for the custom homes shall be submitted for the review and approval of the Planning Director as part of the design review process for each of the custom homes. 16. A proposed front and side yard landscaping plan for each of the custom homes shall be submitted for the review and approval of the Planning Director as part of the design review process. Said landscape plan shall be detailed in terms of species, location, size, quantities, and spacing. Native and drought tolerant plant materials are encouraged per the requirements of the NSSP. All landscaping for the custom homes shall be installed within nine months of occupancy of the proposed dwelling. 18. A fencing plan shall be submitted for the review and approval of the Planning Director as part of the design review approval for each of the custom homes. Only split rail fencing with a maximum height of 4 ft. shall be used along the Sycamore Road street frontage of Parcel" I." All fences on the project site shall be compatible with the natural landscape, constructed of nonreflective materials, and where appropriate, be of open construction that will not block scenic views. 19. The applicant shall submit a final grading and drainage plan for each custom home prepared by a licensed civil engineer depicting all final grades and on-site drainage control measures, including concrete-lined V -ditches, to protect all cut and fill slopes from surface water overflow. This plan shall be subject to the review and approval of the City Engineer and/or the Director of Building Inspection prior to the issuance of any building permits. 20. The applicant shall comply with the recommendations of the tree report prepared by Hortscience dated "Received" February 12, 1998. No trees shall be removed. No tree trimming or pruning other than that specified in the tree report shall occur. Subsequent tree reports may be required, at the discretion of the Planning Director, for any of the trees on this site as part of the design review process for the individual custom homes. Protective chain link or nylon fencing shall be instaIled around the existing trees to be saved during all construction activities.
