Prior to the recordation of the final map creating Parcel "2" and Parcel "3", the owner of <br />Parcels "2" shall demolish the outbuilding on Parcel "3" or relocate to meet the required <br />.5t:tback.5. <br /> <br />8. The applicant shall submit a detailed plan prepared by a civil engineer and consulting <br />biologist for the design of an overflow area adjacent to the existing drainage channel that <br />would prevent both off- and on-site flooding during a 100 yr. storm, particularly in the <br />areas inunediately above the two culverts which are located at each end of the property. <br />Grading shall be used to direct the water over the current creek bank into a protected area <br />away from the homes. This proposed solution shall be consistent with the requirements <br />of the NSSP which states that only minimal changes be completed to the creek in this <br />area so as to minimize any disturbance of the riparian habitat. The design of this grading <br />system shall be submitted for the review and approval by the City Engineer and Planning <br />Director prior to the recordation of a final map. A right-of-entry shall be granted to the <br />City for this area. <br /> <br />9. The final design and width of the Sycamore Creek multi-use trail shall be submitted for <br />the review and approval ofthe Planning Director prior to the recordation ofthe final map. <br />The trail shall be located in the area ofthe City's existing water tank access road and then, <br />continue along the project's Sycamore Road frontage. The trail shall generally consist of <br />a minimum 12 ft. wide paved/gravel pathway. Any changes to the existing easement <br />necessary to construct the trail in this manner shall be made prior to recordation of the <br />final map. Additional Sycamore Road right-of-way dedication for the trail may be <br />required subject to the determination of the Planning Director. <br /> <br />10. The applicants shall make an open offer of dedication to the City for the northernmost <br />portion of Parcel "3" as shown on the PUD plan for the purposes of constructing the <br />East- West Collector road prior to the recordation of the final map. The area is that <br />generally shown on the development plan within the 61 ft. right-of-way along the <br />northern boundary ofthe project site. <br /> <br />I I. The existing septic and water systems shall be removed, and Parcel "2" shall be <br />connected to the City's sanitary sewer and water systems by the property owner upon <br />demand by the City after the public sanitary sewer and water systems have been installed <br />in the area. The existing well may be used by Parcel "2" for landscape irrigation purposes <br />only subject to approval of the Alameda County Environmental Health Department. A <br />deed restriction or other document approved by the City Attorney shall be recorded <br />against Parcel "2" to this effect. The applicant shall install and maintain a pressure <br />reducing valve behind the City water connection. Said device shall be shown on the <br />plans submitted for issuance of building permits and shall be subject to review and <br />approval by the City Rngin~ prior to issuance of building permits. The applicant shall <br />hire a City-authorized company to conduct an annual inspection of the pressure reducing <br />valve to ensure that it is operating satisfactorily. <br />
