<br />Resolution No. PC-98-ll <br />Page 6 <br /> <br />19. Prior to the issuance of a building permit, the applicants shall pay the applicable <br />Zone 7 and City water connection fees and water rneter cost, including irrigation <br />meters. Additionally, the applicants shall pay any applicable Dublin-San Ramon <br />Services District (DSRSD) sewer connection fee. <br /> <br />20. The applicants shall submit 3 full-size sets of construction plans (wet-stamped and <br />signed), 2 sets of the necessary structural and Title 24 calculations, 2 copies of a <br />site specific soils report, and the cornpleted Building Permit Questionnaire to the <br />Building Department, along with the necessary fees, to initiate the City's plan <br />check process. The plan check will be accepted only after the cornpletion of the <br />Design Review procedure's 15-day appeal period, unless the applicants submits a <br />signed statement acknowledging that the plan check fees may be forfeited in the <br />event that the approval is overturned or the design is significantly changed as the <br />result of an appeal. In no case will a building permit be issued prior to the <br />expiration of the I5-day appeal period. <br /> <br />21. All building and/or structural plans shall comply with all codes and ordinances in <br />effect before the Building Department will issue permits. <br /> <br />22. The house shall be constructed to meet Title 24 State energy requirements. <br /> <br />23. The applicants shall include erosion control measures on the final grading plan. <br />The applicants are responsible for ensuring that the contractor is aware of such <br />measures. All cut and fill slopes shall be revegetated and/or stabilized as soon as <br />possible after completion of grading, or by October 15, whichever occurs first. No <br />grading shall occur between October 15 and April 15 unless approved erosion <br />control measures are in place to the satisfaction of the Building Department. Such <br />measures shall be maintained by the owner until such time as permanent <br />landscaping is established. <br /> <br />24. The applicants shall apply for and receive an encroachment permit prior to the start <br />of construction. An erosion control and hazard abatement cash bond, in the <br />amount of $2000, shall be posted with receipt of the encroachment permit and <br />shall be maintained throughout the construction period. <br /> <br />25. No construction materials shall be stored within the public right-of-way. <br />
