The applicants shall design a drainage system which directly ties into an approved <br />storm drain system. The final drainage plan shall be subject to the review and <br />approval of the City Engineer, Planning Director, and Director of Building <br />Inspection prior to the issuance of any building or grading permits. The final <br />grading and drainage plan shall be designed by a California State licensed Civil <br />Engineer and shall include, but not be limited to, the following information: <br /> <br />i. pad and finished floor elevations; <br />11. existing and proposed contours; <br />111. top and bottom spot elevations along retaining walls and exterior walls of <br />the structures; and <br />IV. calculations of total cut, fill, and graded surface area for the structure, <br />parking, and driveways. <br /> <br />16. The applicants shall obtain an encroachment permit from the Public Works <br />Department, a building permit, and any other applicable City permits for the <br />project prior to the commencement of any construction. <br /> <br />17. The applicants shall submit a building survey and/or a record of survey and a site <br />development plan in accordance with the provisions of Chapter 18.68 of the <br />Municipal Code of the City of Pleasanton. These plans shall be approved by the <br />Director of Building Inspection prior to the issuance of a building permit. The site <br />development plan shall include all required information to design and construct <br />site, grading, paving, drainage, and utility improvements. Specific items to be <br />indicated on the site development plan necessary to construct the improvements <br />are to be in accordance with the City of Pleasanton Private Developrnent Design <br />Guidelines, adopted April 15, 1986. <br /> <br />18. All retaining walls higher than four feet from the top of the wall to the bottorn of <br />the footing shall be constructed of reinforced concrete or shall be an approved crib <br />wall type. The exterior wall surface of all retaining walls shall be subject to <br />review and approval by the Planning Director prior to issuance of building or <br />grading permits. Calculations signed by a registered civil engineer shall <br />accompany the wall plans. <br />
