<br />Resolution No. PC-98-11 <br />Page 4 <br /> <br />7. All front yard landscaping and irrigation shall be installed by the horneowner or <br />builder within 9 rnonths of occupancy. The applicant shall submit a revised <br />planting plan for the front yard area that provides for a denser planting <br />(approximately double the number of shrubs shown on the attached landscape <br />plan) with the following prescribed minimum sizes for front yard landscaping. The <br />applicant shall arrange a landscape/irrigation site inspection with the Planning <br />Department staff within 30 days of cornpletion of the landscape/irrigation systern <br />installation. Side and rear yard landscaping may installed without prior approval <br />by the Planning Director. All trees used in the front yard landscaping shall be a <br />minimum of 15 gallons in size and all shrubs shall be a minimum of5 gallons. <br /> <br />8. Any excess soil from the site shall be off-hauled from the site and disposed of in a <br />lawful manner. <br /> <br />9. At no time shall campers, trailers, motor homes, or any other vehicle be used as <br />living or sleeping quarters on the construction site. All such vehicles shall be <br />removed from the site at the end of each work day. <br /> <br />10. Pinal inspection by the Planning Department of the structure, grading, and any <br />retaining walls is required prior to occupancy of the house. <br /> <br />II. All initial site improvements and house construction activities shall be limited to <br />the hours of 8:00 a.m. to 5:00 p.m., Monday through Saturday. Construction <br />equiprnent shall not exceed a noise level of 86 dBA at the property line. <br /> <br />12. The applicants are responsible for ensuring that no debris or construction scrap <br />material is placed on any adjoining lot, open space area, or street, and that any <br />such material kept on the site shall be cornpletely removed and the site cleaned <br />prior to occupancy. <br /> <br />13. If archeological materials are uncovered during grading, trenching, or other on-site <br />excavation, all work on site shall be stopped and the City irnmediately notified. <br />The county coroner and the Native American Heritage Cornrnission shall also be <br />notified and procedures followed as required in Appendix K of the California <br />Environmental Quality Act. A similar note shall appear on the improvement plans. <br /> <br />14, House colors and materials shall match the color and material samples, Exhibit A, <br />on file with the Planning Department. Any proposed revisions to these approved <br />colors/materials must be submitted for the review and approval by the Planning <br />Director prior to installation. <br />
