The proposed residence shall conform substantially to the site plan, building <br />elevations, colorboard, and related materials (dated "Received October 29, 1997), <br />Exhibit A, on file with the Planning Department, except as modified by these <br />conditions. Minor changes to the plans may be allowed subject to the approval of <br />the Planning Director if found to be in substantial conformance with the approved <br />exhibits. <br /> <br />2. This design review approval will lapse within one year from the date of approval <br />on, February 25, 1999, unless a building permit has been issued and construction <br />has cornmenced and is diligently pursued toward completion, or unless an <br />extension has been approved by the City, <br /> <br />3. The river rock wainscoting with brick cap shall be extended to the fenceline on <br />both side elevations of the house. This additional wainscoting shall be shown on <br />the plans submitted for issuance of building permits. <br /> <br />4. All conditions of approval and tree preservation measures shall be attached to all <br />building permit plan check sets submitted for review and approval. These <br />conditions of approval shall be attached at all tirnes to any grading and <br />construction plans kept on the project site. It is the responsibility of the <br />applicant/property-owner to ensure that the project contractor is aware of, and <br />abides by, all conditions of approval. It is the responsibility of the <br />applicant/property-owner to ensure that the project landscape contractor is aware <br />of, and adheres to, the approved landscape and irrigation plans, and all conditions <br />of approval. Prior approval from the Plannin~ Department is required before anv <br />changes are constituted in site design, grading, house design, house colors or <br />materials. fence material. fence location, landscape material. etc. <br /> <br />5. All colors and materials shall be stated on the plans submitted for issuance of <br />building permits. <br /> <br />6. The applicant shall adjust the location of the driveway to conform with the existing <br />curb cuts. Said modification shall be shown on the site plan submitted for issuance <br />of building permits and shall be subject to review and approval by the Planning <br />Director prior to issuance of building permits. <br />
