The pro~ect developer shall cort- <br />tact Pleasanton Garbage Service for the disposal of all waste from the site. <br /> <br />14. <br /> <br />The project developer shall prepare and record a metes and bounds description delineat- <br />hag the building envelope area, including the entire winery area covered by this applica- <br />tion, the valet parking areas on the vineyard-access road, and the access roads and enve- <br />lope area for the personal residence shown on the site plan. The metes and bounds de- <br />scription shall be prepared to the satisfaction of the City Engineer, shall be reviewed by <br />representatives of South Livermore Valley Agricultural Land Trust and by the Tri-Valley <br />Conservancy before its recordation, and shall then be recorded before occupancy of the <br />buildings covered by this approval. In order to clearly demarcate these areas in the field, <br />the project developer shall place brass property comers/hubs in conformance to the metes <br />and bounds description before occupancy of the buildings covered by this approval. <br /> <br />15. <br /> <br />If signing for the event center/barrel storage and case storage buildings covered by this <br />approval are desired, a comprehensive signing program shall be submitted to the Plan- <br />ning Director for review and approval before installation. Any building signs shall match <br />the design style of the "Michael Katz Winery" sign located on the main winery building. <br /> <br />16. <br /> <br />Design details for the porte cochere, trellises, and doors, and windows shall be shown on <br />the building permit plan set submitted for review and approval by the Planning Director, <br />before issuance of a building permit. All proposed window and door design and installa- <br />tion details shall match the window and door designs and installation on the main winery <br />building. <br /> <br />17. <br /> <br />Design details for the cupolas and dormers shall be shown on the building permit plan set <br />submitted for review and approval by the Planning Director, before issuance of a building <br />permit. All cupola and dormer design and installation details shall match the details on <br />the main winery building. <br /> <br />Building and Site Design Requirements: <br /> <br />18. <br /> <br />19. <br /> <br />The dirt farm access road to be used for valet parking shall be surfaced with a decom- <br />posed granite material matching the material already used on the parking/driveway areas. <br />The paving shall be completed before occupancy of the event center/barrel storage build- <br />ing and shall be maintained by the property owner/operator. <br /> <br />The project developer shall post address numerals on the building so as to be plainly visi- <br />ble from all adjoining streets or driveways during both daylight and night time hours. <br /> <br />20. <br /> <br />PUD-93-2-5M, Final CC Conditions <br /> <br />The project developer shall effectively screen from view all ducts, meters, air condition- <br />ing equipment, and any other mechanical equipment, whether on the structure, on the <br />ground, or on the roof, with materials architecturally compatible with the main structure. <br />For roof mounted equipment, the equipment shall be designed, installed, and maintained <br />so that the equipment does not project above a horizontal plane established by the build- <br /> <br /> Page 3 of lO September 2, 2003 <br /> <br /> <br />
