22. The applicants shall obtain applicable City permits for the project prior to the <br /> commencement of construction. <br /> <br />23. The applicant shall provide all buyers with copies of the project conditions of approval and <br /> design guidelines. Reference to the conditions and design guidelines shall be made in a deed <br /> disclosure and a separately recorded covenant, subject to the review and approval of the City <br /> Attorney. <br /> <br />24. Design review applications for the construction of the custom homes, including architectural <br /> house plans with landscaping, fencing, and any other accessory structure, on each of the lots <br /> shall be submitted to the Planning Director for review and approval prior to submittal of <br /> plans for a building permit. <br /> <br />25. All site improvements and construction activities shall be limited to the hours of 8:00 a.m. to <br /> 5:00 p.m., Monday through Friday, excluding Federal holidays. Interior improvements may <br /> be constructed during other hours if approved by the Planning Director. All construction <br /> equipment must meet DIVIV noise standards and shall be equipped with muffling devices. <br /> <br />26. The individual lot owners are encouraged to utilize "Green Building" practices in <br />constructing the new homes on this site. The lot owners shall use their best efforts to <br />implement the measures identified in the Alameda County Waste Management Authority's <br />New Home Construction Green Building Guidelines in the design, construction, and <br />operation of the proposed homes. The owners shall submit the most recent ACWMA's <br />residential green building checklist showing what measures they will include in the custom <br />home with their design review submittal, attempting to meet the targeted goal currently set <br />for Pleasanton homebuilders. The approved green building measures shall be called out <br />on a separate sheet of the building permit plan set and shall be subject to review by the <br /> Planning Director. <br /> <br />27. The project developer shall submit a waste management plan to the Building Depat iment <br /> prior to issuance ora building or demolition permit. The plan shall include the estimated <br /> composition and quantities of waste to be generated and how the project developer intends to <br /> recycle at least 50% (fifty percent) of the total job site construction and demolition waste <br /> measured by weight or volume. Proof of compliance shall be provided to the Chief Building <br /> Official prior to the issuance ora final building permit. During construction, the project <br /> developer shall mark all trash disposal bins "trash materials only" and all recycling bins <br /> "recyclable materials only". Prior to submittal of the waste management plan, the project <br /> developer shall contact Pleasanton Garbage Service to create a comprehensive plan for <br /> removal of all waste and recycling from the site. <br /> <br />28. Every attempt should be made to retain all suitable heritage trees in the design of the new <br /> residences on these lots. The project tree survey should be used as a reference as to the <br /> <br />Case No. PUD-17 City Council <br />Page- 5- <br /> <br /> <br />
