References to comer lots may be eliminated. Any fencing proposed within the tree <br /> canopies must adhere to tree preservation construction techniques. <br /> <br /> f. Retaining walls shall be limited to four feet in height and shall be <br /> located not closer than five feet to a side property line and shall not be located <br /> within the tree canopy. All retaining walls shall be finished in stone or wood. <br /> Where feasible, retaining walls should be stepped. Landscaping shall be <br /> incorporated to minimize adverse visual impacts, with planting in front of walls, <br /> within stepped recesses and/or overhanging the wall. <br /> <br /> g. The proposed street tree shah be modified to a sycamore or other specie <br /> more complimentary to the natural woodland be sued as a street tree. <br /> <br /> h. Tree Preservation: Include all tree preservation methods listed in the <br /> HonScience tree report of May 1998 as well as the appraised tree value listed in <br /> Table 2. <br /> <br /> i. Wildland Mitigations: Include the recommended mitigation measures <br /> outlined in the Vegetation and Wildlife Survey prepared by Dr. Samuel McGinnis, <br /> dated April 29, 1998 and September 1992. <br /> <br /> j Yard trees: In addition to the requirement that at least one-third of all <br /> trees be planted in a 24-inch box size, at least three 36-inch box coast live oak <br /> (Quercus agrifolia) shall be included in the yard area. <br /> <br /> k. Property-owners shall be made aware of the screening trees to be planted <br /> and maintained in perpetuity to the north of Lot 7 and the south of Lot 6 through <br /> notes on the deeds to these properties and through the design guidelines. <br /> Property-owners shall be prevented from trimming or cutting down these trees, <br /> subject to frees and/or a one-to-one replacement in kind and size. <br /> <br /> 1. All references to an Architectural Control Committee (ACC), homeowners <br /> association, or City Design Review Board shall be eliminated. <br /> <br />15.
