14. Prior to tentative map approval, the design guidelines shall be modified as follows: <br /> <br /> a. Setbacks and height restrictions for main structures and accessory structures <br /> shall be: <br /> Front Side Rear Max. Height <br /> <br /> Lots 2- 4 25' 15' 30' 30' (2 stories) <br /> Lot 5 25' 25' 30' 30' (2 stories) <br /> Lots 6-7 25' 25' 30' 24' (1 story) <br /> Accessory structures* within building envelope 15' <br /> <br /> * including pools, spas, sport courts, gazebos, detached trellises, etc. Pool <br /> and spa equipment may be located to within five feet of an interior side <br /> property line, but not in the front yard or street side yard. <br /> <br /> b. Garage areas over 600 square feet shall be added into the floor area ratio <br /> calculation and shall be counted towards the maximum lot FAR of 20%. <br /> <br /> c. Height shall be measured from tl';e lowest point of grade which the home <br /> intersects to the highest roof ridge. <br /> <br /> 1.) Homes on Lots 6 and 7 shall be limited to an overall height limit of 30 feet <br /> (measured from lowest point of grade to highest roof ridge), with one-story <br /> elements of the house limited to 24 feet in height. On split pad lots, the higher pad <br /> shall, by definition, be limited to a one-story element. No portion of the house <br /> may exceed the elevation of 710' on Lot 6 and 700' on Lot 7. Through design <br /> review and visual analysis of individual home designs, the Planning Director may <br /> allow minor adjustments to the height restrictions, as long as no portion of the <br /> home exceeds the maximum elevation for the lot as indicated herein. <br /> <br /> d. Split pad foundations shall be required where the difference in the natural <br /> grades within the building envelope exceeds eight feet. <br /> <br /> e. Fencing: No fencing shall be allowed between the front of the home <br /> and the front property line except for low decorative walls not exceeding 30" in <br /> height. Open fencing shall be installed between the side of the house at its front <br /> facade and the side property line. All solid wood fencing where allowed by the <br /> design guidelines shall be designed in a "good neighbor" style.
