5. All trash and refuse shall be contained completely within enclosures architecturally <br /> compatible with the main structure. The materials and color of the enclosure walls <br /> shall match the building walls and the gates shall be corrugated metal or solid <br /> wood. The location and design of the enclosures shall be shown on the plans <br /> submitted for issuance of building permits and shall be subject to the approval of <br /> the Planning Director and Fire Chief. Trash containers shall be stored within the <br /> enclosure at all times, except when being unloaded. <br /> <br />6. A comprehensive signing program shall be submitted to the Planning Director for <br /> consideration under separate application. This plan shall show all proposed colors, <br /> letter heights, materials, etc. for the proposed monument and wall-mounted sign. <br /> The wall-mounted sign shall be lowered to an area immediately above or adjacent <br /> to the building's entrance. <br /> <br />7. The developer shall include within the project design a fully screened location for <br /> a future satellite dish antenna satisfactory to the Planning Director and/or provide <br /> underground cable facilities to serve all users of the site. <br /> <br />8. All parking spaces shall be striped. Wheel stops shall be provided unless the <br /> spaces are fronted by concrete curbs, in which case sufficient areas shall be <br /> provided beyond the ends of all parking spaces to accommodate the overhang of <br /> automobiles. <br /> <br />9. All utilities required to serve any existing or proposed development on-site shall be <br /> installed underground, unless otherwise determined by the City Engineer. The <br /> existing utility connections stubbed at the property line of the site shall be utilized <br /> and no street cuts for new utility lines made unless otherwise approved by the City <br /> Engineer. If the existing utility connection is not utilized, it shall be abandoned in <br /> a manner determined by the City Engineer. <br /> <br /> 10. The applicant shall enter into an agreement with the City, approved by the City <br /> Attorney, which guarantees that all landscaping included in this project will be <br /> maintained at all times in a manner consistent with the approved landscape plan <br /> for this development. Said agreement shall run with the land for the duration of <br /> the existence of the structures located on the subject property. <br /> <br /> 11. The location of any pad mounted transformers shall be subject to approval by the <br /> Planning Director prior to issuance of permits by the Building Department. Such <br /> transformers shall be screened by landscaping or contained within an enclosure <br /> <br /> <br />
