Exhibit B: <br /> Conditions of Approval for PUD 98-18 <br /> Enea Office Building <br /> 3925 Old Santa Rita Road <br /> City Council <br /> <br />Planning <br />1. Development shall be substantially as shown on the development plans, Exhibit <br /> "A", dated "Received October 29, 1998" for the Site and Landscape Plans and <br /> Building Elevations, "Received December 14, 1998" for the Floor Plan, and <br /> "Received January 29, 1999" for the Drainage Plan, on file with the Planning <br /> Department, except as modified by the following conditions. Minor changes to the <br /> plans may be allowed subject to the approval of the Planning Director if found to <br /> be in substantial conformante to the approved exhibits. <br /> <br />2. The site is rezoned to the PUD (Planned Unit Development) - O (Office) zoning <br /> district. All permitted and conditionally-permitted uses for this PUD development <br /> shall follow those of the O (Office) zoning district, except that medical and dental <br /> offices, and any other use in the O zoning district requiring a parking ratio of <br /> greater than one space per 300 sq. t~. per the City's Municipal Code shall not be <br /> permitted unless it can be demonstrated to the Planning Director's satisfaction that <br /> sufficient parking can be provided on-site for that use. In no case shall a restaurant <br /> be allowed on this site. <br /> <br />3. The applicant shall effectively screen from view all ducts, meters, air conditioning <br /> equipment, and any other mechanical equipment, whether on the structure, on the <br /> ground, or on the roof, with materials architecturally compatible with the main <br /> structure. Screening details shall be shown on the plans submitted for issuance of <br /> building permits, the adequacy of which shall be determined by the Planning <br /> Director. All required screening shall be provided prior to occupancy. All <br /> mechanical equipment shall be constructed in such a manner that noise emanating <br /> from it will not be perceptible beyond the property plane of the subject property in <br /> a normal environment for that zoning district. <br /> <br />4. The applicant shall submit a final lighting plan for the building and the site for the <br /> review and approval of the Planning Director prior to issuance of building permits. <br /> Lighting shall be directed away from adjacent residences. <br /> <br /> <br />
