The applicant shall <br /> attempt to locate transformers at the rear of the site. <br /> <br />12. A final landscape plan and irrigation plan shall be submitted to and approved by <br /> Planning Director as part of the building permit plan set prior to issuance of an <br /> on-site permit. Said landscape plan shall be consistent with the approved <br /> landscape plan and shall be comprised of predominately native plant species. The <br /> plan shall identify specific plant species to be used in the various locations of the <br /> site and detailed in terms of location, size, quantities, and spacing. <br /> <br />13. The site plan shall be revised to show the replacement of the existing 10 It. wide <br /> sidewalk with a 6 It. wide sidewalk. Tree grates shall be used to cover the 4 It. <br /> wide tree wells installed in the new sidewalk. The remaining 4 It. wide area <br /> behind this new sidewalk shall be used to increase to 9 ft. in width the landscape <br /> berm and planting area along the project's frontage. The landscape plan shall <br /> include additional plants in this area. These changes shall be shown on the plans <br /> submitted for the issuance of a building permit and are subject to the review and <br /> approval of the Planning Director. <br /> <br />14. All trees used in landscaping be a minimum of 15 gallons in size and all shrubs a <br /> minimum of 5 gallons, unless otherwise shown on the approved landscape plan. <br /> <br />15. Six inch vertical concrete curbs shall be installed between all paved and <br /> landscaped areas. <br /> <br />16. The applicant shall provide root control barriers and four inch perforated pipes for <br /> parking lot trees, street trees, and trees in planting areas less than ten feet in width, <br /> as determined necessary by the Planning Director at the time of review of the final <br /> landscape plans. <br /> <br />17. Prior to occupancy, the landscape architect shall certify in writing to the Planning <br /> Director that the landscaping has been installed in accordance with the approved <br /> landscape and irrigation plans with respect to size, number, and species of plants <br /> and overall design concept. <br /> <br /> 18. The colors of the building shall be submitted to and approved by the Planning <br /> Director prior to the issuance of a building permit. Colors shall be consistent with <br /> approved colors and shall be based on the Pantone color system. A sample of the <br /> window glass shall be submitted for the review and approval by the Planning <br /> <br /> <br />
