pushing the garages back, I would just encourage staff to focus on that because I think <br />that would matter in the overall look of the homes. <br />Commissioner Allen: All right, I'm going to echo the points that so many of you have <br />had. I think the architecture is very well designed. I like the nice mix of homes. I was <br />originally concerned there were too many larger homes but I think it's a good blend and <br />there are not too many larger homes. I agree about the setbacks on Valley Trails and <br />making sure it's good for safety reasons and also for visual impact especially if we think <br />about pushing the garages back and adding a little bit of variation. And the front porches <br />definitely I think if they were a little bit deeper will add even more character to the nice <br />architecture. <br />Commissioner Brown: Driving through the surrounding neighborhoods, my impression <br />was it's a mix of one -story, one and one -half story, and a few two- stories so this project <br />has kind of that mix. And in terms of architectural design, it is in keeping with the <br />surrounding neighborhood. I would complement the job of the developer to staff's <br />feedback and I have no objection to staff's incremental changes around the porch and <br />garage aspects. <br />Chair Ritter: I concur. I do believe that Ponderosa knows the look of Pleasanton with all <br />of the development they've done to support that. They listen. All right, the last <br />discussion question is: <br />What other information would assist the Commission in its decision on the <br />proposal? Do you have any other comments on the project? <br />Commissioner Allen: No. <br />Commissioner Brown: Just some commentary. First of all, thank you everyone for your <br />time and feedback and for being here for 2 hours and 15 minutes and many of you <br />being very patient so thank you very much. I'm not saying I wouldn't consider voting for <br />this project. I do, like I said, have some concerns around converting. The thing I love <br />about this project is the homes are in keeping with the surrounding neighborhoods. You <br />talked to the community around it and you've got some amenities for that community. <br />My concerns that I expressed is around the City at large and so I guess my ask of staff <br />would be to convince me there aren't any public and institutional alternatives and that <br />residential is the way to go, and notwithstanding Commissioner Balch's comments <br />earlier about traffic, etc. I do agree with Nancy in terms of a total survey of the <br />surrounding community is appropriate. If you're going to put in a community bathroom <br />and meeting facility I think that's a good idea. I'd be nice to have that before we vote on <br />the project. I would, as I mentioned before, like to see a detailed plan regarding Donlon. <br />I know the incremental for this project is small but I think it's come to us when we were <br />talking about infill projects that we take into account impact to schools and I'm not <br />saying there isn't a plan there, but I didn't see it tonight. And my interpretation of the <br />comments earlier is that we would get RHNA credit. I agree with everyone here that I <br />don't want to see high density on this. I do like the project, but my interpretation was <br />that if we wait until the next RHNA cycle, we would get relief from incremental versus <br />doing the project now and just getting the credit for the incremental.
