That wasn't in the staff report <br />and I would like to have a copy of that. <br />Commissioner Balch: So in terms of just general comments, I'm pretty supportive of it. I <br />think it's well designed. I think Ponderosa has worked diligently with the community and <br />maybe I'll be on my little soapbox. It's difficult I think for me, and I don't want to speak <br />on others' behalf, when we are hearing so much about housing and water and we know, <br />and I think I know —I'll speak again for me—if we were to go with the broader brush <br />stroke that the community has enough housing which everyone I think clearly <br />understands we have met the needs, this would be denied because it is out of cycle. <br />And from my view, I don't think good projects should be held up by that, but it is difficult <br />to do that when opposition to building anything is so great. So, I commend the <br />comments about the General Plan Amendment because I think it's a valid and <br />extremely difficult position. Again, I go back to my logic which I mentioned earlier. So in <br />terms of what I would like to see have help us with that is, you know, I think they've <br />mentioned it well. I guess maybe we think about —since I'm already pretty close to my <br />decision - - -but we think about what other things could go there as an example so maybe <br />we could frame or get context to alternatives that are there. And because I know that's <br />probably the weakest element, that's kind of the first decision that needs to be made <br />and I think that's where we need to focus information back to the body. But in general <br />as to the project and what it will do for the Valley Trails community, the Valley Trails <br />Park, the infusion of cash to improve facilities for your micro - community, I think it's an <br />excellent solution and I really commend Ponderosa for what they've done and I'm <br />thankful. <br />Commissioner Nagler: So, on the question of what additional information, just a couple <br />of things. One, it would be interesting if we could find out in that school impact figure <br />what other development or homes to be built are assumed in that number because this <br />development is assumed in those impact numbers so what others are? So we can just <br />look at whether or not we agree their projections are right or wrong. <br />Number two, if there can be additional renderings particularly as Valley Trails will look in <br />its final application back to us assuming it changes or not, but just a sense of view of <br />what the street will look like will be helpful and, oh the administration. <br />Commissioner Balch: The clubhouse administration. <br />Commissioner Nagler: Right, and then details about how thinking evolves and what is <br />the ultimate recommendation to the Commission and the Council on the administration <br />of the clubhouse. <br />Commissioner Balch: Staff should work diligently with the applicant to try and have a <br />unified decision on that, or a unified recommendation. <br />Chair Ritter: I echo a lot of the commissioner's comments. I think it's great that all of you <br />neighbors got together and worked with staff and the developer. I think that was huge. <br />As far as making an amendment to the General Plan, its 2005, and in my company we <br />change our plan every year. Things change and I was using the Blackberry back then <br />and now I'm using my iPhone, so things change and it's appropriate for the City to look <br />at that and make some modifications.
