94. <br /> <br />The water and gravity sanitary sewer mains shall be public and maintained by the City. <br />There shall be individual sanitary sewer and ~vater laterals to each dwelling unit. There <br />shall be a two-way clean-out on the gravity sanitary sewer lateral located at the back of <br />the Public Service Easement. <br /> <br />95. <br /> <br />The storm drain system located outside of the street right-of-way shall be private and <br />shall be maintained by the homeowner's association. There shall be an overland storm <br />drain release to the Arroyo Del Valle from Court "B". The "V"-ditch located along the <br />back of the lots facing Court "B" shall be concrete and shall be connected to the overland <br />release. <br /> <br />96. <br /> <br />The project developer shall provide a 12-foot wide paved access to any maintenance <br />holes and/or storm drain inlet/outlet outside the street right-of-way that are intended to be <br />publicly maintained. This change shall be shown on the tentative subdivision map sub- <br />mitted for review and approval by the Planning Commission. <br /> <br />97. <br /> <br />All roof leaders shall be connected to the street gutter unless otherwise approved by the <br />City Engineer. <br /> <br />98. <br /> <br />The existing septic tank(s) and leach field(s) shall be abandoned per Alameda County <br />Health Department regulations. <br /> <br />99. <br /> <br />Unless used for landscape/vineyard irrigation, all existing wells shall be abandoned per <br />Zone 7 standards. <br /> <br />100. <br /> <br />All subdrains shall have clean-out installed at the beginning of the pipe. The bottom of <br />the pipe shall terminate in a storm drain or other storm drain outfall, subject the approval <br />of the City Engineer. The project developer's engineer shall submit a final subdrain loca- <br />tion map to the City Engineer prior to the City's acceptance of the Public Improvements. <br />It shall be the responsibility of the homeowner to relocate the subdrains if, during the ex- <br />cavation of a pool or other subsurface structure, the subdrains are encountered. All lots <br />covered by this PUD Development Plan shall have disclosures identifying the locations <br />of the subdrains to the future homeowners. The disclosure shall be recorded over the lots <br />by separate instrument with recordation of the final subdivision maps. The disclosure <br />shall be reviewed by the City Attorney before recordation. <br /> <br />101. <br /> <br />The perimeter of all building foundations shall be designed with subdrains. Said drains <br />shall be connected to the street gutter or other means determined to be acceptable to the <br />City Engineer. <br /> <br />102. <br /> <br />The project developer shall obtain all necessary State and Federal agency environmental <br />permits before approval of the final subdivision map or, at the discretion of the City En- <br />gineer and Planning Director, the issuance of a grading permit. <br /> <br />Page 20 of 26 October 7, 2003 <br /> <br /> <br />
