103. <br /> <br />The project developer shall disclose to the prospective owners of the lots covered by this <br />PUD Development Plan of the existence of the Shadow Cliffs Regional Recreation Area, <br />of a furore staging area and parking area to be owned and operated by the East Bay Re- <br />gional Park on a portion of Old Vineyard Avenue right-of-way, and the proposed City <br />Park to be located on the old landfill site on the south side of Vineyard Avenue. Wording <br />for the disclosure shall be submitted to the City Attorney for review and approval before <br />recordation of the first final subdivision map. <br /> <br />104. <br /> <br />The storm drainage from each lot shall be directed to the street or to an approved storm <br />drain system in accordance with Sections 2907(b)(5) and 7012(d) of the 1988 Uniform <br />Building Code unless otherwise approved by the Director of Building Inspection and the <br />City Engineer. <br /> <br />105. <br /> <br />The project developer's engineer shall demonstrate to the satisfaction of the City Engi- <br />neer that there is adequate line-of-sight distance while exiting onto Vineyard Avenue <br />from Street "C". This information shall be submitted with the tentative subdivision map <br />application. <br /> <br />106. <br /> <br />Unless otherwise approved by the City Engineer, all fill and cut slopes shall be 3:1 hori- <br />zontal to vertical. This change shall be shown on the tentative subdivision map submitted <br />for review and approval by the Planning Commission. <br /> <br />107. <br /> <br />The project developer's engineer shall provide a profile on the tentative subdivision map <br />of the intersections of Street "C" and Street "D" with Old Vineyard Avenue to show the <br />vertical curve profiles where these streets intersect the existing road. This change shall <br />be shown on the tentative subdivision map submitted for review and approval by the <br />Planning Commission. <br /> <br />108. <br /> <br />With recordation of the final subdivision map, the project developer shall abandon all ac- <br />cess rights to Old and New Vineyard Avenue. Parcel "A" may be allowed two entrances <br />to new Vineyard Avenue, the final decision to be made by the City Engineer and the <br />Planning Director. <br /> <br />109. <br /> <br />Vineyard Avenue shall be regraded between Court "B" and the storm drain outfall be- <br />tween Parcels "A" and "B" to eliminate the low point near Street "C". This change shall <br />be shown on the tentative subdivision map submitted for review and approval by the <br />Planning Commission. <br /> <br />110. <br /> <br />The six-foot wide sidewalk shown along the north side of new Vineyard Avenue shall be <br />deleted. In its place, the project developer shall provide area for the future East Bay Re- <br />gional Park District Trail in this location. With the tentative subdivision map, the project <br />developer shall show the trail's future location. Construction/installation of the trail shall <br />be the responsibility of others. The costs for the easement/right-of-way for this trail shall <br />be the responsibility of the developers of the Vineyard Avenue Corridor Specific Plan. <br /> <br />Page 21 of 26 October 7, 2003 <br /> <br /> <br />
