taller pursuant to the height exceptions of Section 18.84.150 B. of the Pleasan- <br />ton Municipal Code, and a maximum floor area of 5,500 square feet. The attic <br />area for this home can be developed as habitable floor area provided that that <br />the total floor area for this structure is within the maximum allowed floor area, <br />that the roof configuration is maintained, and that the attic windows are limited <br />to dormers. <br /> <br />1.2 <br /> <br />Building heights for the primary and secondary structures on these lots shall be <br />measured from the lowest grade to the highest point on the house exclusive of the <br />chinmey. <br /> <br />1.3 <br /> <br />A minimum of three on-site parking spaces exclusive of garage parking shall be <br />provided for guests. Said parking may be provided by the driveway aprons. <br /> <br />Section 2.0 Grading: <br /> <br />2.1 <br /> <br />Surface drainage bio-swales are required. The swales should be designed to func- <br />tion as vegetative bio-swales for the individual lot. <br /> <br />2.2 <br /> <br />Grading shall not disturb the existing grade area beneath the drip line of an exist- <br />ing tree to be retained and integrated into the lot's landscape design. <br /> <br />Section 3.0 Architecture: <br /> <br />The structure's design and styling including proportions, materials, detailing, and colors <br />shall be of high quality and aesthetically pleasing and shall be in harmony with and com- <br />plement the character of the neighborhood. <br /> <br />3.1 Architectural Style: <br /> <br />Architectural style is not restricted per se, but should be compatible with the archi- <br />tectural style of the Walnut Glen Estates development and have compatible design <br />elements. Extreme theme style designs, e.g., geodesic domes, would be consid- <br />ered inappropriate. <br /> <br />3.2 Building Mass: <br /> <br />The mass, size, and scale of the building should be compatible with neighboring <br />homes as well as being appropriate for the lot's area and configuration. <br /> <br />3.3 Privacy: <br /> <br />The home and accessory structures should be designed and sited so as to reasona- <br />bly maintain the privacy of adjacent neighbors. <br /> <br />PUD-27, Final CC Design Guidelines Page 2 of 8 September 2, 2003 <br /> <br /> <br />
