PUD-27, Exhibit "C" <br />Final Building, Site, and Landscape Design Guidelines <br />per City Council <br /> <br />September 2, 2003 <br /> <br />Part One: Introduction <br /> <br />The Design Guidelines for the two lots covered by PUD-27 are intended to provide sufficiem <br />but flexible direction to the individual owners of these lots in the preparation of building, site, <br />and landscape design plan, and for the City staff and/or review bodies who will review them. <br /> <br />Part Two: Guidelines <br /> <br />The new homes to be constructed on Parcel One and Parcel Two shall be subject to the follow- <br />ing guidelines and to individual design review and approval by the Planning Director, subject to <br />the procedures and requirements stated in the Pleasanton Municipal Code, prior to the issuance <br />of building permits. An addition to the existing house on Parcel One shall be subject to these <br />guidelines where feasible as determined by the Planning Director. <br /> <br />The individual home, landscape, fencing, hardscape, and other site design elements should en- <br />hance and complement the surrounding area and the overall neighborhood identity of Dennis <br />Drive and Martin Avenue, while expressing their own high quality individuality. Where appro- <br />priate, the designs should ease transitions to neighboring properties, ensure a coherent identity to <br />the neighborhood streetscape, and, help to create an identifiable neighborhood. <br /> <br />Section 1.0 Site Planning: <br /> <br />1.1 <br /> <br />The primary and secondary structures on Parcel One and Parcel Two shall con- <br />form to the development standards of the R-I-40,000 and the R-I-20,000 (One <br />Family Residential) Dislricts of the Pleasanton Municipal Code, respectively, ex- <br />cept that: <br /> <br />The minimum sideyards for the primary structures on these parcels shall be 10 <br />feet and the minimum sideyards for accessory structures including swimming <br />pools shall be five feet. <br /> <br />Up to 600 square feet of garage area may be exempted from the FAR calcula- <br />tion. However, garage floor area over 600 square feet shall be included in the <br />FAR calculation. <br /> <br />· Parcel Two shall be limited to a one-story house only, having a maximum <br /> height of 25 feet, except that turrets and similar architectural features may be <br /> <br />PUD-27, Final CC Design Guidelines Page 1 of 8 September 2, 2003 <br /> <br /> <br />
