removal from the District's maintenance responsibilities that strip of land with the <br /> eucalyptus trees which is behind the Ventana Hills neighborhood, as indicated in the <br /> updated map. This reduction in the District's scope of responsibility is permitted by Cal. <br /> Streets & Highways Code §22630 and this area with those trees is now proposed to be <br /> maintained by the City as part of the Bonde Ranch Open Space (which was dedicated to <br /> the City with the original development of Bonde Ranch). City staff continues to work <br /> closely with the maintenance contractor in order to reduce water use and to increase the <br /> efficiency of landscape maintenance operations, but despite this and the removal of the <br /> eucalyptus trees from the maintenance responsibilities of the District, an increase in the <br /> annual assessment will be necessary in the future in order to continue the maintenance <br /> standards of the District. <br /> With the assessment of one city-owned parcel, the City will pay $252.91. <br /> Lighting and Landscape District 1994-1, Oak Tree Farm <br /> Maintenance in this District includes the open space areas, entry features, lighting, <br /> firebreaks, trees, shrubbery, groundcover and irrigation systems. The assessment for <br /> the coming year for District 1994-1 (Oak Tree Farm) will remain at $473.66 per parcel <br /> per year. With a total of 42 parcels in the District (including one City-owned parcel, a <br /> sewer lift station), this year's total assessment will be $19,885.81. <br /> This amount will not be sufficient to fund the maintenance of all common areas including <br /> water costs, county assessment fees, city administration fees nor to set aside reserves in <br /> a replacement fund for the long-term replacement of plantings, irrigation systems, <br /> fencing, and other district improvements. The Engineer's Report projects that $25,346.50 <br /> will be required from the reserve fund to cover projected maintenance costs. <br /> An increase in the annual assessment will be necessary in the future in order to maintain <br /> the maintenance standards of the District. <br /> With the assessment of one city-owned parcel, the City will pay $465.75. <br /> Lighting and Landscape District 1995-1, Moller Ranch <br /> Maintenance in this District includes open space areas, entry features, lighting, <br /> firebreaks, trees, shrubbery, groundcover and irrigation systems. The assessment for <br /> the coming year for District 1995-1 (Moller Ranch) will remain at $570.06 per parcel per <br /> year. With a total of 101 parcels in the District (including two City-owned parcels, the <br /> Moller Ranch water tank and a staging area for Pleasanton Ridge), this year's total <br /> assessment will be $57,557. <br /> This amount will not be sufficient to fund the maintenance of all common areas including <br /> water and electrical costs, county assessment fees, and City administration fees.
