The above <br /> parking restrictions for the development shall be included in the project CC&Rs. <br /> Said restrictions shall be submitted for review and approval by the City Attorney <br /> and Director of Community Development prior to recordation of the Final Map. <br /> Fencing and Landscaping <br /> 12. Fencing shall generally conform to the fencing details shown in Exhibit B, on file <br /> with the Planning Division. The plans submitted to the Building and Safety Division <br /> for plan check and permit issuance shall clearly show the location and include <br /> details (height, style, and material) of the fencing and shall be subject to the review <br /> and approval of the Community Development Director prior to issuance of building <br /> permits. <br /> 13. Prior to removal and/or installation of fencing proposed on shared property lines of <br /> the Valley Trails residents located on the northern side of the project, written <br /> permission from the property owner to allow the project's new fencing on the <br /> shared property line shall be provided to the City. If the property owner does not <br /> provide written consent for a fence to be installed on the shared property line, then <br /> the fencing and footings shall be located entirely on the project site. The written <br /> permission and locations and details for the fencing on the shared property lines <br /> shall be submitted to the Community Development Director prior to issuance of <br /> building permits or installation of the fencing. <br /> 14. Fencing on property lines that adjoin City property shall be the sole responsibility <br /> of the applicant and future property owner(s). The City shall not be responsible for <br /> maintaining and/or replacing any fencing. Should the City need to remove/modify <br /> fencing, replacement and/or costs for fencing shall be the responsibility of the <br /> property owner. <br /> 15. The applicant shall not remove the trees located within Valley Trails Park (Nos. <br /> 234-242, 244, and 245), as referenced in the HortScience Tree Report, dated <br /> "February 7, 2016," Exhibit G), on file with the Planning Division. Tree Nos. 243 <br /> and 246 are located on shared property lines and shall not be removed unless: 1) <br /> a survey of the property line(s) clearly indicate(s) that the tree(s) is/are located <br /> entirely on 6900 Valley Trails Drive; or 2) a letter of consent for tree removal, from <br /> the City's Landscape Architect for tree No. 243 and a letter from the property owner <br /> of 3731 Yosemite Court for tree No. 246, is provided to the Planning Division. Prior <br /> to issuance of a grading or building permit, the project developer shall install a <br /> temporary six foot tall chain-link fence (or other fence type acceptable to the City's <br /> Landscape Architect) generally along the existing tree drip lines to be saved, as <br /> shown on the plans. The fencing shall remain in place until the final landscape <br /> inspection by the City's Landscape Architect. Removal of such fencing prior to that <br /> time may result in a "stop work order."
