family homes. The elevation drawings shall include the addition of an <br /> attached trash enclosure for the private clubhouse. All roof/ground mounted <br /> equipment (A/C units, irrigation devices, etc.) shall be fully screened from <br /> views. <br /> b. A revised private clubhouse floor plan that shows and labels all areas <br /> (clubroom, storage, bathrooms, trash enclosure, electrical/mechanical <br /> room, drinking fountain, etc.) for the clubhouse. The bathrooms shall be <br /> accessible from the interior of the clubhouse; and <br /> c. A revised site plan that shows the location of: <br /> i. A trash enclosure for the private clubhouse. The size of the enclosure <br /> will be determined by the City. <br /> ii. Any roof/ground mounted equipment (A/C unit, irrigation meters, <br /> etc.); and <br /> iii. Bicycle parking racks. The type/style of the racks shall be included <br /> with the plans submitted to the Building and Safety Division. <br /> Items "a-c" above shall be subject to the review and approval of the Director of <br /> Community Development prior to issuance of building permits. <br /> 8. Details (dimensions, location, material, etc.) of any proposed fencing, gates, and <br /> emergency vehicle access for the private clubhouse's lot and/or parking lot shall <br /> be shown on the plans submitted to the Building and Safety Division for plan check <br /> and permit issuance and shall be subject to the review and approval of the Director <br /> of Community Development and Pleasanton Police Department prior to issuance <br /> of building permits. <br /> 9. The garage doors for the single-family homes shall be automatic opening sectional <br /> roll-up doors. The applicant shall provide garage door design and material details <br /> to the satisfaction of the Director of Community Development. The garage door <br /> details shall be included in the plans submitted to the Building and Safety Division <br /> for plan check. The garage doors shall be subject to the review and approval of <br /> the Director of Community Development prior to the issuance of a building permit. <br /> 10. The developer shall pay any and all fees to which the property may be subject to <br /> prior to issuance of permits, unless different timing is set forth in the development <br /> agreement or affordable housing agreement. The type and amount of the fees shall <br /> be those in effect at the time the permit is issued, unless provided in a development <br /> agreement or affordable housing agreement. <br /> 11. The garages shall not be modified or used for storage in a manner that would <br /> interfere with the ability to park two cars within the garages. Each resident shall <br /> utilize the garages for the parking of vehicles only. In addition, boats, trailers, <br /> campers, motor homes, and other recreational vehicles shall not be parked or <br /> P16-1384, P16-1386, P17-0155 & PUD-113, Ponderosa Homes II, INC.
