EXHIBIT A <br /> CONDITIONS OF APPROVAL <br /> P16-1386, P17-0155 & PUD-113 <br /> 6900 Valley Trails Drive <br /> May 2, 2017 <br /> PROJECT SPECIFIC CONDITIONS OF APPROVAL <br /> Planning Division <br /> 1. The PUD development plan shall lapse in accordance with the terms and <br /> conditions set forth within the approved Development Agreement (P17-0155). <br /> 2. Unless otherwise specified in the conditions of approval and the Development <br /> Agreement, all uses and site development standards for the single-family homes <br /> shall be those of the R-1-6,500 District. <br /> 3. The developer shall be responsible for conducting dust and vermin control prior to <br /> and during grading of the property. The developer shall submit a dust and vermin <br /> program to the Planning Division for review and approval prior to issuance of a <br /> grading permit. <br /> 4. The applicant/developer shall submit a site-specific health risk assessment/air <br /> quality report that analyzes air pollution from 1-680. The report shall be subject to <br /> the review and approval of the Planning Division prior to submitting plans to the <br /> Building and Safety Division for plan check. Any recommendations/mitigations <br /> deemed warranted by the Director of Community Development shall be <br /> incorporated into the plans submitted to the Building and Safety Division for plan <br /> check and permit issuance. <br /> 5. Parcel C shall not be dedicated to the City and shall be merged with the private <br /> clubhouse lot (Lot 11). This shall be reflected on all applicable plans submitted to <br /> the City for review and approval prior to issuance of grading and/or building <br /> permits. Said parcel shall be landscaped and maintained by the project <br /> homeowners association. <br /> 6. The two new paved pedestrian/bicycle pathways located at the southern end of <br /> the two new cul-de-sacs that will connect the development to Valley Trails Park <br /> shall be widened to a minimum of 7 feet, but no more than 8 feet. <br /> 7. The plans submitted to the Building and Safety Division for plan check and permit <br /> issuance shall include: <br /> a. Elevation drawings, with color and materials noted, of the private clubhouse. <br /> All four sides of the clubhouse shall have architectural details and be <br /> architecturally compatible with and designed to reference the new single- <br />
