Disabilities Act (ADA) compliant. The public trail shall be shown on the plans submitted for <br /> issuance of building permits and shall be subject to the review and approval by the Director <br /> of Community Development prior to issuance of building permits for the project. <br /> 72. All parking stall dimensions shall meet city code requiring standard 90 degree stalls to be a <br /> minimum of 9 feet by 19 feet (up to two feet of overhang allowed over planting areas or <br /> sidewalks 6 feet or wider), and parallel stalls to be a minimum of 8 feet by 22 feet unless <br /> otherwise review and approval by the City Traffic Engineer and Director of Community <br /> Development prior to issuance of building permits for the project. <br /> 73. Plans submitted for engineering and/or building permits shall include a comprehensive <br /> signing and striping plan to be reviewed and approved by the City Traffic Engineer and <br /> Director of Community Development prior to issuance of engineering and/or building <br /> permits for the project. <br /> 74. Plans submitted for engineering and/or building permits shall include a minimum 2-foot <br /> buffer along the west side of parking stall 81, within K Court to allow for adequate access <br /> and circulation to be reviewed and approved by the City Traffic Engineer and Director of <br /> Community Development prior to issuance of engineering and/or building permits for the <br /> project. <br /> 75. Plans submitted for engineering and/or building permits shall include improvements to the <br /> J Street and Nevada Street intersection to include a raised median to allow for right-in and <br /> right-out access only. The revised plans shall be reviewed and approved by the City <br /> Engineer, City Traffic Engineer, Fire Department and Director of Community Development <br /> prior to issuance of engineering and/or building permits for the project. <br /> 76. Plans submitted for engineering and/or building permits shall include a protected bike lane <br /> along the project frontage to the Reflections Drive/California Avenue intersection where <br /> feasible. Final plans are to be reviewed and approved by the City Engineer, City Traffic <br /> Engineer and Director of Community Development prior to issuance of engineering and/or <br /> building permits for the project. <br /> 77. Plans submitted for engineering and/or building permits shall be revised to shift the <br /> east/west cross walk on the north side of First Street/Stanley Boulevard to be parallel to <br /> the sidewalk, the turn radius at the northeast corner of the intersection (Stanley/Old <br /> Stanley) shall be modified to promote slower turning speeds, and the crosswalk on the east <br /> side of the intersection to be moved forward toward the intersection to the extent possible, <br /> however, a 10 foot minimum separation between radii is required between the northbound <br /> and southbound left turns. The ADA ramps at the northeast and southeast corners shall be <br /> revised as needed. Final plans are to be reviewed and approved by the City Engineer, City <br /> Traffic Engineer and Director of Community Development prior to issuance of building <br /> permits for the project. <br /> 78. The applicant shall design and install all needed modifications to the traffic signal system at <br /> the intersection of Stanley/First/Nevada to provide full eight phase operation with protected <br /> left turns.
