a. Modifying the design/geometry of all legs of the intersection <br /> b. All needed changes to signal heads and equipment <br /> c. Upgrade of vehicle detection system to current standards including bicycle <br /> detection <br /> d. Provide accessible pedestrian push buttons <br /> e. Intersection signing and striping <br /> f. Any additional modifications needed to upgrade traffic signal system to current <br /> standards <br /> 79. The developer shall comply with the recommendations of the traffic analysis entitled <br /> "Transportation Assessment for Irby Ranch, Pleasanton" by Fehr& Peers Inc., dated "June <br /> 17, 2016," on file with the Planning Division with the exception of Recommendations 4, 5, <br /> 9, 10, and 12. <br /> Landscaping <br /> 80. The applicant/project developer shall comply with the recommendations of the tree report <br /> prepared by Hort Science, Inc. The project developer shall arrange for the horticultural <br /> consultant to conduct a field inspection prior to issuance of City permits to ensure that all <br /> recommendations have been properly implemented. The consultant shall certify in writing <br /> that such recommendations have been followed. <br /> 81. Plans submitted for engineering and/or building permits shall include complete landscape <br /> plans for all new improvements at the intersection of Nevada Street and Stanley <br /> Boulevard/First Street. The developer shall be responsible for installing all new and <br /> replaced landscaping and irrigation along each corner and street frontage. The revised <br /> plans shall be reviewed and approved by the City Landscape Architect, City Engineer and <br /> Director of Community Development prior to issuance of engineering and/or building <br /> permits for the project. <br /> 82. The project shall comply with the State of California Model Water Efficient Landscape <br /> Ordinance and Bay Friendly Basics Landscape Checklist. Prior to issuance of an <br /> engineering and/or building permit, the applicant shall submit the following documentation <br /> to the City Landscape Architect and Planning Division: <br /> a. Landscape Documentation Package, which includes date; project applicant/contact <br /> information; project address; total landscape area; project type (new, rehabilitated, <br /> public, private, cemetery, homeowner-installed); water supply type (potable, recycled, <br /> well, greywater, combination of potable/greywater); Water Efficient Landscape <br /> Worksheet; Soil Management Report; Landscape Design Plan; Irrigation Design Plan; <br /> Grading Design Plan; and applicant signature/date with the statement that "I agree to <br /> comply with the requirements of the Water Efficient Landscape Ordinance." <br /> b. Certificate of Compliance. <br /> 83. A final landscape and irrigation plan shall be submitted to and approved by Director of <br /> Community Development as part of the engineering and/or building permit plan set prior to <br /> PUD-110, Irby Ranch City Council <br /> Page 15 of 32 <br />
