50. Mitigation Measure 4.L-2: Prior to the recordation of a final map, the issuance of a <br /> grading permit, the issuance of a building permit, or utility extension approval to the site, <br /> whichever is sooner, the developer shall submit written verification from Zone 7 Water <br /> Agency or the City of Pleasanton's Utility Planning Division that water is available for the <br /> project. To receive the verification, the developer may need to offset the project's water <br /> demand. This approval does not guarantee the availability of sufficient water capacity to <br /> serve the project. <br /> 51. Mitigation Measure 4.N-7: Prior to the issuance of a grading or building permit, unless <br /> different timing is set forth in the development agreement, the developer shall contribute <br /> their fair-share funds through the payment of the City of Pleasanton and Tri-Valley Regional <br /> traffic impact fees to help fund future improvements to local and regional roadways. <br /> Enaineerinq Department <br /> 52. The applicant shall construct, at its own expense, the Nevada Street extension. The <br /> Nevada street extension is that portion over and across APNs 946-1680-13-4 (Parcel 3 of <br /> Parcel Map 2298) and 946-4542-11 (Parcel E of Parcel Map 7637). The work shall include <br /> wet utilities (water, sanitary sewer and storm drain), dry utilities (electric, gas, cable <br /> television, street light cables, telephone, etc.), and surface improvements. The surface <br /> improvements shall include, but are not limited to, curb and gutter, street pavement, <br /> signing and striping, ADA ramps, fire hydrants, and LED street lights as required by the <br /> City Traffic Engineer and the City Engineer. This street extension shall connect the <br /> project's proposed Nevada Street with the existing Nevada Street and shall be completed <br /> concurrently with the project's proposed Nevada Street or at a later time to the satisfaction <br /> of the City Engineer. The applicant will be eligible for reimbursement of the improvement of <br /> the Nevada Street extension as determined by the City Traffic Engineer and the City <br /> Engineer. <br /> 53. As part of the final design work for the Nevada Street extension, the City will work with <br /> business and property owners that may be impacted, including the Valley Humane Society, <br /> to address to the extent possible, concerns related use and parking. <br /> 54. The applicant shall install a sanitary sewer main along the existing Nevada Street that will <br /> connect the project's sanitary sewer main to the existing sanitary sewer manhole on Bernal <br /> Avenue near Nevada Court. Upon completion of the work the applicant shall slurry seal <br /> existing Nevada Street from the centerline of the street to the northern gutter lip all the way <br /> to the existing manhole on Bernal Avenue or to the satisfaction of the City Engineer. The <br /> applicant will be eligible for reimbursement of the improvement of the sewer extension as <br /> determined by the City Traffic Engineer and the City Engineer. <br /> 55. The Nevada Street extension and intersection improvements shall be under construction <br /> prior to occupancy of the first home and completed to the satisfaction of the City Engineer <br /> prior to occupancy of half of the homes. <br /> 56. The applicant shall convey the Arroyo del Valle Parcel (Parcel H) by separate instrument to <br /> the Homeowner Association.
