creek bank, irrigation, fencing, and the public trail and all appurtenances within the Arroyo <br /> del Valle Parcel. <br /> 57. The applicant shall dedicate a public trail easement on the Arroyo del Valle Parcel (Parcel <br /> H) on the final map. <br /> 58. The applicant's contractor shall protect Arroyo del Valle, Stanley Boulevard and adjacent <br /> properties during all construction activities. A $30,000 erosion control and hazard <br /> mitigation bond shall be posted with the City Engineer to ensure compliance with this <br /> requirement. Protection measures shall be described in detail on the on-site grading and <br /> utility improvement plans and any other construction or building plans to the satisfaction of <br /> the City Engineer prior to the start of construction. <br /> 59. All proposed sidewalk widths shall meet ADA requirements where parking stalls are <br /> perpendicular to proposed sidewalk. <br /> 60. The applicant's engineer shall provide signed and stamped storm water treatment <br /> calculations and hydro modification calculations with the first submittal of the improvement <br /> plans showing compliance with the requirements of the November 19, 2015 NPDES <br /> permit. <br /> 61. Public sanitary sewer mains shall be labeled "PUBLIC" on the improvement plans. The City <br /> will maintain public sanitary sewer mains. Upon the completion of City maintenance and/or <br /> repair work of the public sanitary sewer mains, restoration of the finished grade and <br /> landscaping on private streets and parcels owned by the Homeowner Association shall be <br /> the responsibility of the Homeowner Association. The individual property owners shall be <br /> responsible for the maintenance of the sewer lateral from the residential units to the public <br /> sanitary sewer main. The Homeowner Association shall be responsible for the <br /> maintenance of the sanitary sewer lateral from any community buildings including the Zia <br /> home. <br /> 62. Public water mains and fire hydrants shall be labeled "PUBLIC" on the improvement plans. <br /> The City will maintain the water mains up to and including the water meters. Irrigation back <br /> flow devices and fire service double check detector checks shall be owned and maintained <br /> by the respective property owner. Upon the completion of City maintenance and/or repair <br /> work of the public sanitary sewer mains, restoration of the finished grade and landscaping <br /> on private streets and parcels owned by the Homeowner Association shall be the <br /> responsibility of the Homeowner Association. <br /> 63. Public storm drain lines and appurtenances shall be labeled "PUBLIC" on the improvement <br /> plans; private storm drain lines and appurtenances shall be labeled "PRIVATE" on the <br /> improvement plans. The Homeowner Association shall be responsible for the maintenance <br /> of the private storm drain lines and appurtenances. <br /> 64. The streetlights on Nevada Street, and if required on Stanley Boulevard, shall be labeled <br /> "PUBLIC" on the improvement plans. The City will own and maintain streetlights on <br /> Nevada Street and on Stanley Boulevard (if street lights are required).
