Page 2
administrative support, waste remediation, etc.) will not find housing in Pleasanton. To afford
the median rent requires an annual income of$133,000. An annual income of$174,000 is
required to buy a median priced home. Furthermore, even with the highest median household
income in the Tri-Valley, $123,509, Pleasanton's housing is too expensive for a majority of
Pleasanton residents, or even most employees at software giants such as Oracle and Workday.
The numbers and trends indicate that many families in Pleasanton face a potential or actual
housing crisis. The high cost of housing and/or the prospect of long worker commutes also
discourages large employers from locating in Pleasanton. In addition, these same factors make
hiring and retaining critical staff extremely difficult for non-profit organizations and other
service providers with limited revenue.
If we persist in building without ensuring the availability of affordable housing options for
the additional workforce needed to serve the new businesses and residents we approve, the
current bad situation will only get worse. Here's an example showing the accumulation of
unmet workforce housing need generated by some recently approved and/or contemplated
developments:
AFFORDABLE UNIT NEED GENERATED PER PROJECT*
50%AMI 60%AMI 80%AMI
Johnson Drive 142 24 233
Vintage Village 36 11 35
Lund Ranch 6 4 3
St.Anton 8 4 4
Affordable units included (18) (18)
Pleasanton Gateway 19 11 4
Affordable units included (16) (16)
Total Remaining 177 54 245
Affordable Unit Need
*Calculated using metrics from the 2013 Nexus Studies prepared for Pleasanton by Economic and Planning Systems,
Because we, the voters of Pleasanton, have participated in building our community with retail
shopping venues, corporate offices, health care facilities, and restaurants that we all enjoy, I
believe each of us owns a piece of the workforce housing shortage that has emerged as an
unintended consequence. With a level playing field and a modest individual financial
contribution, I feel certain our community will be able address this issue in style, just as we have
with so many others.
Please endorse this opportunity for Pleasanton's voters to step up to the challenge. I urge your
support for the County Housing Bond.
Very sincerely,
Becky Dennis
838 Gray Fox Circle
Pleasanton CA 94566
