The maintenance <br /> agreement shall be subject to review and approval by the City Attorney, Community <br /> Development Director, and City Engineering Department prior to recordation of the Parcel <br /> Map. <br /> 9. An open space easement covering the 9.9-acre PUD-Open Space area of the church lot <br /> shall be recorded with the final map for this project. The open space easement shall <br /> ensure that no future development takes place on this portion of the lot and require it to <br /> remain as permanent private open space. The applicant shall submit, with the parcel map <br /> application, an Open Space Management Plan prepared by a consultant covering this <br /> area of the adjoining church parcel, creek, and open space area for review and approval <br /> by the City Attorney's Office, Fire Marshall and Director of Community Development. <br /> 10. Prior to issuance of a building permit, the applicant/developer shall pay the applicable <br /> Zone 7 and City connection fees and water meter cost for any water meters, including <br /> irrigation meters, applicable to the portion or phase of the project covered by the permit. <br /> Additionally, the developer shall pay any applicable Dublin-San Ramon Services District <br /> (DSRSD) sewer permit fee. <br /> 11. Prior to issuance of a building permit, the applicant/developer shall pay the applicable City <br /> and Tri-Valley regional traffic impact fees for the project as determined by the City Traffic <br /> Engineer. <br /> 12. The applicant acknowledges that the City of Pleasanton does not guarantee the <br /> availability of sufficient sewer capacity to serve this development by the approval of this <br /> case, and that the project developer agrees and acknowledges that building permit <br /> approval may be withheld if sewer capacity is found by the City not to be available. <br /> 13. This approval does not guarantee the availability of sufficient water capacity to serve the <br /> project. Prior to the recordation of a Parcel Map, issuance of a grading permit, issuance <br /> of a building permit, or utility extension approval to the site, whichever is sooner, the <br /> applicant shall submit written verification from Zone 7 Water Agency or the City of <br /> Pleasanton that water is available for the project.
