14. The PUD shall follow the development standards listed below: <br /> Proposed Development Standards <br /> Setbacks (min.)a <br /> Main Structure <br /> Front: 15 ft. (porch) <br /> 25 ft. (main structure) <br /> Side: 5 ft./ 30 ft. combined <br /> Rear (Measured from Creek Setback Line): 20 ft. <br /> Second Unit <br /> Front: 25 ft. <br /> Side: 5 ft. <br /> Rear (Measured from Creek Setback Line): 10 ft. <br /> Floor Area Ratio (FAR)/ Maximum Square N/A <br /> Footageb 7,000 sq. ft. <br /> Heights (max.) 30 ft. (house) <br /> 15 ft. (second unit) <br /> a. Setbacks do not include any portion of the private street. Front setbacks are <br /> measured from the back of the private street or property line. Rear yard setbacks for <br /> the main home and second units will be measured from the Creek Setback Line <br /> identified in Condition 14. The Creek Setback Line is measured from 20 feet of the <br /> top of bank, or the edge of riparian vegetation (labeled Limit of Riparian Corridor on <br /> plans), whichever is further from the creek centerline. <br /> b. FAR and Maximum Square Footage includes the primary residence and second <br /> dwelling unit but does not include 600 square feet of garage area (the garage area <br /> for the primary residence and second unit garage combined). Garage area <br /> exceeding 600 sq. ft. is included in the FAR and Maximum Square Footage <br /> calculations. <br /> c. The maximum building height shall be measured from the lowest finished grade <br /> adjacent to the building to the highest point of the building excluding chimneys. <br /> 15. Unless otherwise specified in the Conditions of Approval, all site development standards <br /> for the three PUD-RDR lots, including accessary structures, shall follow the site <br /> development standards of the R-1-20,000 District. All site development standards for the <br /> PUD-A portion of the church parcel shall follow site development standards of the <br /> Agriculture District, and future residential uses shall be prohibited.
