submitted to review and approval by the Director of Community Development prior to the <br /> approval of the PUD development plan by the City Council. <br /> 13. Design review approval is required for the new homes on Lots 1 and 2 per Section 18.20 <br /> of Pleasanton Municipal Code. <br /> 14. The recorded deed of sale for all lots covered by this PUD Development Plan approval shall <br /> include a disclosure statement indicating the adjacency to the Alameda County <br /> Fairgrounds. Wording for these clauses and/or disclosures shall be submitted to the City <br /> Attorney for review and approval before recordation of the parcel map and shall be recorded <br /> over the project site by separate instrument. <br /> 15. The applicant/project developer shall provide all buyers with copies of the project <br /> conditions of approval. <br /> 16. The electrical plan for the new homes shall provide telecommunications infrastructure <br /> consistent with state-of-the-art methods (e.g. cabling for DSL, broadband, or wireless <br /> service, wiring for total room access, etc.) in effect at the time that building permit(s) are <br /> issued. The plan shall be part of the building permit plan set. <br /> 17. The garages for the new homes shall have automatic opening sectional roll-up garage <br /> doors. <br /> 18. Water conservation devices such as low-flow faucets, toilets, shower fixtures, etc. shall be <br /> installed as part of the project. The devices shall be indicated on the plans submitted for <br /> the issuance of a building permit. <br /> 19. Only recycled water shall be used on the site during the grading and construction periods, <br /> and this specification shall be included on all grading plans and other construction <br /> documents. <br /> 20. The project shall comply with the current City/Pleasanton Garbage Service recycling and <br /> composting programs. <br /> 21. The final location of pad-mounted transformers shall be subject to approval by the Director <br /> of Community Development prior to issuance of permits by the Building and Safety Division. <br /> Such transformers shall be screened by landscaping to the satisfaction of the Director of <br /> Community Development. All transformers shall be shown on the plans submitted for <br /> issuance of building permits. <br /> 22. The applicant and/or developer shall submit a pad elevation certification prepared by a <br /> licensed land surveyor or registered civil engineer to the Chief Building Official and Director <br /> of Community Development certifying that the pad elevations and building locations <br /> (setbacks) are pursuant to the approved plans, prior to receiving a foundation inspection <br /> for the structures. <br /> Case No. PUD— 112/1027 Rose Avenue Planning Commission <br /> Page 3 <br />
