Inclusionary Zoning Ordinance
Single-family residential projects of 15 units or less, such as the proposed project, are not
required by the City's Inclusionary Zoning Ordinance to provide residential units affordable to
households of very low, low, and moderate income. However, the applicant would be required
to pay the City's low-income housing fee of approximately $34,545 for the proposed home on
Lot 4 and future home on Lots 1 and 2.
Site Development Standards
Residential developments Rose Avenue have been using the development standards of the
R-1-10,000 District as a guideline. Table 1 shows the proposed development standards
compared to those nearby developments along Rose Avenue, and the R-1-10,000 zoning
district.
Table 1: Comparison of Site Development Standards
Proposed Development
R-1-10,000 Nolan Farm Roselyn Design Lot4
(PUD-99-05) Estates Guidelines
(PUD-94)
Front Setback
Living Area/House 23' 20' 20' 23' 23'
Covered Porch 12' 12' 15' 15' --
Garage (Front 23' 20' 20' 23' 23'
Facing
Rear Yard Setback
Living Area/House 20' 20' 20' 20' 50'
Side Yard Setback 5'/20' 10720' 10720' 10'(lots 1-2 5'(east side)
combined combined combined interior side) 15'(west side)
5'/15' 15'(lot 2 street
affordable side)
lots only 5'(lot 3 east
side)
15'(lot 3 west
side)
Height 30' max' 30'-10"2 24 (one-story)2 30 22'-8i2
32 (two-story)2
Max.
