grasslands in the northern portion of the site and a mix of oak /bay woodland in the <br />southern portion of the site. <br />PROJECT DESCRIPTION <br />The applicant proposes to retain the existing single - family residence and construct two <br />new homes. The new homes would be clustered in the northern portion of the site, <br />closest to Dublin Canyon Road, allowing the approximately 1.5 -acre southern portion of <br />the site to be undeveloped. The homes would be located on three lots with the <br />following areas: <br />Lot 1: <br />21,093 square feet <br />Lot 2: <br />83,860 square feet (with existing residence) <br />Lot 3: <br />22,678 square feet <br />A new private street/driveway is proposed off of Dublin Canyon Road to provide access <br />to all three lots. This private street/driveway would also be used for emergency vehicle <br />access and would contain utilities to serve the dwellings. The southernmost <br />(approximately 1.5 -acre) portion of the site, which contains steep slopes and mature <br />trees, would not be developed.
