48. The kitchenette shown on the first floor of Plan 6 shall be removed. This revision <br /> shall be reflected in the construction plans submitted for issuance of a building <br /> permit. <br /> 49. The applicant shall incorporate the following to enhance the architectural <br /> appearance of the buildings: <br /> a. a different material/color shall be used at building base and/or the building <br /> base shall project slightly out from the building wall; <br /> b. trellises shall be added above the garage doors; <br /> c. the entry to each residential unit shall be enhanced to be more prominent. <br /> These revisions shall be reflected on the construction plans submitted for plan <br /> check review and are subject to review by the Director of Community Development <br /> prior to issuance of a building permit. <br /> 50. No additions to the residential units or garages, or <br /> accessory structures are allowed. <br /> 51. Prior to issuance of a building permit, the applicant shall prepare an updated <br /> arborist report to re-evaluate the tree preservation and removal of the project site. <br /> The updated arborist report shall be prepared based on the construction plans and <br /> final tree preservation and removal shall be is subject to review and approval by <br /> the City's Landscape Architect and Director of Community Development. <br /> Engineering Division <br /> 52. The developer shall abandon all utility services (water, sewer, and storm) stubbed <br /> to the site which will not be used to serve this development. <br /> 53. Each residential unit shall have a separate water and sewer connection to a public <br /> mainline, including its own separate water meter unless otherwise approved by the <br /> City Manager or his designee. <br /> 54. The developer shall dedicate public service easements for the on-site public water <br /> and sanitary sewer lines. <br /> 55. Prior to occupancy, the applicant shall reconstruct a 7-foot x 20-foot wide section <br /> of sidewalk along the West Las Positas Boulevard frontage that is located near the <br /> eastern driveway. <br /> 56. Prior to occupancy, the applicant shall reconstruct both driveways on West Las <br /> Positas Blvd. to meet ADA standards. <br /> 9 of 28 <br />
