• The extension will provide direct access to Shadow Cliffs Regional Park <br /> thus remove that traffic from city streets. <br /> • The extension will provide improved access to the Dublin—Pleasanton <br /> BARTD station and to the future BARTD station at Isabel Ave(Hwy 84) <br /> and 1580. <br /> o Infrastructures improvements will be made to Busch Road and Boulder Street as <br /> they extend into the project to connect with El Charro Road. This will distribute <br /> traffic circulation in and adjacent to the EPSP area. <br /> o An elementary school site will be provided to the PUSD at no cost and the school <br /> construction financing will be provided by development within the EPSP. This <br /> will increase elementary school capacity. Student generation for this school is <br /> only anticipated to be 40%or less of the total enrollment of the new elementary <br /> school. <br /> o 62%of the land within the EPSP is either owned or controlled by Zone 7 Water <br /> Agency and that land is and will continue to be used for ground water recharge <br /> and flood control purposes. These facilities are an integral part of the Chain of <br /> Lakes. <br /> o Non potable recycled water will be provided to the development for fire <br /> protection, landscape irrigation, and industrial uses not requiring potable water for <br /> their operation. Also, to address the need to not increase potable water needs in <br /> the community as a whole, the Plan includes upgrades or installation of new <br /> conveyance pipelines for recycled water outside of the Plan area. Cost of these <br /> improvements is estimated to be $4,000,000. <br /> o Only single family residential units are proposed for the Plan area. Therefore <br /> approximately $26,000,000 in Affordable Housing Fees will be paid to the City <br /> by project developers and those fees can be used on other housing needs <br /> throughout the City. <br /> o The Iron Horse Trail will be completed through the Plan area and connected to the <br /> existing trail at the Stanley Blvd and El Charro Road. <br /> o In 2014 dollars,the estimated cost of the public improvements within and outside <br /> of the EPSP area is estimated to be in excess of$100,000,000. <br /> • EPSP Guidelines and Development Policies <br /> o The preferred residential component of the plan, as selected by the EPSP Task <br /> Force, is for 1300 single family units with no high density housing included. <br /> o Residential, industrial,commercial, retail,and community projects will be subject <br /> to the development guidelines in the adopted Specific Plan. <br /> o Each development project will be subject to the normal project review and <br /> approval process of the City of Pleasanton. <br />
