These items shall be subject to final review and approval with the Planning <br /> Commission's action on the tentative subdivision map. <br /> 27. Thirty days before grading begins, the project developer shall survey the eight-lot <br /> portion of this development for nesting raptors and burrowing owls. If present, <br /> the project developer shall submit a mitigation plan prepared by a licensed <br /> biologist for the review and approval by the Planning Director. The project <br /> developer shall implement the mitigation plan to the satisfaction of the Planning <br /> Director. <br /> 28. The project developer shall complete all of the on-site improvements at one time, <br /> including all improvements around future building pads. <br /> 29. After the subdivision improvements are completed to the satisfaction of the <br /> Planning Director and the City Engineer, the project developer shall install the <br /> reforestation trees and interim irrigation system in the areas surrounding the <br /> eight-lot portion of this development. The project developer shall maintain the <br /> tree planting and irrigation system for a time-period no less than three years <br /> where the maintenance shall then revert to the homeowners association created <br /> for this development. <br /> 30. If the applicant commences grading for the project prior to the City's Alviso <br /> Adobe Park Project, he shall work with the Director of Parks and Community <br /> Services to identify potential improvements that could be done to the Park. Any <br /> work performed by the applicant for strictly Park improvements will be subject to <br /> a reimbursement agreement. <br /> 31. The uses in the open space area to be dedicated to the City shall be addressed <br /> at a later time. <br /> General Conditions: <br /> 32. The project developer shall obtain a building permit from the Building and Safety <br /> Division for the structures covered by this approval and any other applicable City <br /> permits for the project prior to the commencement of any construction. <br /> 33. Prior to issuance of a building permit, the project developer shall pay the <br /> applicable Zone 7 and City connection fees and water meter cost for any water <br /> meters, including irrigation meters. Additionally, the project developer shall pay <br /> any applicable Dublin San Ramon Services District (DSRSD) sewer permit fee. <br /> 34. This development plan shall be of no further validity and the project developer <br /> shall be required to submit the same or new development plan for City approval <br /> prior to development of the site in the event that the project developer fails to <br /> record a final map within two years of PUD approval. <br /> 9 <br />
